Fletchers Group News Update – 22 September

The competition is heating up in the spring property market, with many buyers out in force! We are seeing the level of competition rising…this weekend alone, 55% of Fletchers properties that sold at auction attracted 6 or more bidding parties. The REIV recorded a clearance rate of 75% over the weekend, compared to 73% on the same weekend last year. 

Tim Heavyside had a full schedule on Saturday, calling 5 auctions throughout the day! He achieved a personal success rate of 100%, which is a fantastic result for Tim, his vendors and the successful purchasers. A highlight for Tim’s day was the auction of 20 Deans Wood Road in Forest Hill. The charming property combines original characteristics with contemporary design, to achieve a family friendly home with something for everyone. The home was popular throughout its marketing campaign, reaching a successful culmination with the high number of bidders it attracted on the day! Tim fielded bids from 7 competing parties, declaring the home sold at $990,000!

Another fantastic sale for Tim was the three bedroom, two bathroom home at 2A New Street in Surrey Hills. Tucked away in a quiet cul-de-sac the spacious family home was a perfect opportunity for downsizers, investors or first home buyers. We saw another 7 bidding parties compete to secure the property, pushing the eventual selling price above reserve to $963,000.

Located in a highly desirable cul-de-sac, offering open plan living and great entertaining options, it’s easy to see the appeal of 4 Pamela Court in Blackburn South. Featuring two separate living zones, both with access to a north facing entertainer’s deck, the home had massive family appeal. Michael Richardson called an exciting auction in front of a large crowd with competitive bidding from six competing parties seeing the property’s eventual selling price pushed to $772,000.

Tucked away in a leafy pocket of Hawthorn, the three bedroom, one bathroom home at 14 Manchester Street offered an exciting opportunity to restore, renovate or redevelop. A great crowd gathered to witness the auction, with highly competitive bidding seen between the 7 competing parties. Auctioneer Mark Fletcher declared the home sold, well above reserve, for an undisclosed price. Needless to say, managing agents Mark Salvati and George Bushby had very happy vendors and purchasers on the day!
