Melbourne achieved a decent clearance rate of 68.8% on the last major auction weekend of 2017! Although clearance rates in Melbourne haven’t been quite as strong as the same time last year, The Domain Group highlighted how they have still exceeded those of Sydney’s, which have been as low as 50%.

The Domain Group highlighted how first home buyers are choosing their homes based on the proximity to the city, with old apartments becoming increasingly popular. “Noticeably roomier than their shoebox-sized contemporary cousins, these older apartments are often nestled on quiet, residential streets, in walking distance to shopping and easy access to a train line.”

Domain also highlighted that the lower than usual clearance rate that occurred on the weekend may have been influenced by the oversupply of real estate within the $1.5-$3 million price bracket.

What’s happening in the market…

New laws have been put into place after the introduction of the policies earlier this year. “Foreign owners will be slugged with an annual fee if their property is left vacant for six months or more after legislation cleared the Senate. Deductions investors can claim on residential properties will also be limited,” The Domain Group stated.

The REIV’s recent data showed that, by looking at the next suburb over via the train line, buyers could save a six-figure amount. “Homebuyers willing to commute for a few extra minutes each day are able to consider a greater number of suburbs, including new growth areas which may not have peaked in terms of price growth,” said REIV President Richard Simpson.
