What’s happening in the market…

The Domain Group highlighted that, “the incidence of good-quality properties tearing away at auction to a final sale price 20 per cent or more above reserve is still evident in the city’s most coveted streets and suburbs. But it’s becoming less of a feature of the market.”

Domain also highlighted that if a suburb has a cinema complex, it’s a sign the suburb has ‘made it’, with multiple new cinema complexes due to be built throughout Melbourne in the near future.

We will experience a lull in auctions this weekend, with many sellers choosing to avoid the days prior to the Melbourne Cup. Auctions are expected to then ramp up once again as we head into the last few weekends of Spring.

What’s happening in the market…

809 properties went to auction on the weekend with a median price of $750,000 reached, a nice change from the short break Melbourne experienced on the weekend prior due to the AFL Grand Final.

New laws may be put into place in regards to rental properties including the introduction of a fixed rental price, landlords needing to provide reasons for asking current tenants to move out and rental properties allowing tenants to have pets, reported the Domain Group.

Once again, the Reserve Bank of Australia has decided to leave the cash rate at 1.5%, unchanged since August 2016.

Domain highlighted that over 1,000 auctions are scheduled for next weekend, which is expected to continue to rise the following weeks.

What’s happening in the market…

The Domain Group stated that “the number of first-home buyers using stamp duty concessions has more than doubled after the state government introduced several savings measures,” with over 2,100 Victorians taking advantage of the initiatives since 1 July.

On the weekend, the west was the top performing region within Melbourne, with an 87.4% clearance rate achieved, as reported by Domain. The inner-east experienced the lowest clearance rate of 64.4%.
