On Saturday, Melbourne had an average auction price of $881,000. The Domain Group stated, “the best results for sellers are occurring in the affordable outer suburbs. In higher-priced areas closer to the CBD, the market is more balanced and buyers are exercising greater market power.”

What’s happening in the market…

“Dozens of auctions in Melbourne at the weekend saw a drop-off in bidder participation rates but the percentage of properties that sold under the hammer stayed high,” The Domain Group stated.

Domain also highlighted that the outer east suburbs of Melbourne achieved the highest clearance rate, whereas the south-east had a weaker result than usual.

Once again, the Reserve Bank of Australia has decided to leave the cash rate at 1.5%, unchanged since August 2016.

Melbourne achieved a median price of $850,000 at auctions on Saturday, which resulted in $396.8 million of property being sold under the hammer, reported The Domain Group.

Domain also reported that 900 homes are expected to go to auction next weekend, which is expected to rise to 1,100 by mid-September.

What’s happening in the market…

Despite the recent consistently high results, Victoria experienced a slight lull in auction sales, with a clearance rate 6% lower than the rate from the same weekend last year. The Domain Group “blamed the fall in sales activity on a big surge in auctions in the inner eastern and inner southern suburbs.” They also reported that the median auction price was $898,000; $78,000 higher than last week’s median.

“I’m finding that the market is tightening. It is price sensitive. The properties that are priced competitively and which offer value, are being snapped up by the buyers. The ones that are not priced competitively are getting passed in and that is reflected in the clearance rates,” explained Fletchers Director & Auctioneer, Tim Heavyside.

Domain has recognised a trend in property at the end of train lines, with many of these suburbs recording stronger growth than the average price rise.
