Fletchers Group News Update – 1 September

We have had a cold and wet start to spring, a vast change from the glorious weather we experienced over the weekend! It was a lovely sunny day, perfect for an auction filled Saturday!

The REIV recorded a clearance rate of 76% over the weekend, compared to 70% on the same weekend last year. The spring market is gearing up to be a record breaker with Melbourne already set to have its first weekend of more than 1,000 auctions in mid-September. Fletchers had a fantastic day under the hammer, achieving some great results and an overall success rate of 81%.

The auction day kicked off in Surrey Hills with Michael Richardson auctioneering the two bedroom, one bathroom villa unit at 4/16 Warrigal Road. A large crowd gathered in the sunshine to witness five bidders compete to secure the ideally positioned property, which sold for $525,000.

Enjoying uninterrupted parkland and gold course views, a versatile floorplan and an oasis of features, the four bedroom home at 4 Sycamore Street in Box Hill South was hotly contested on auction day! Auctioneer Troy Nelson fielded bids from six parties who pushed the eventual selling price to $1.063 million, a great result for all.

The competition in Glen Waverley was obvious at the auction for 31 Charlotte Street, with the four bedroom, one bathroom home achieving a standout sale price for the day. The property has stunning views of the Dandenong Ranges and an impressive floorplan which offers the opportunity to renovate or extend further to capitalise on the incredible views. Michael Richardson achieved his second great result for the day, with five bidding parties pushing the sale price well above expectations to $1.6 million.

There were some great results reported from our Diamond Valley office, including the four bedroom home at 82 Airlie Road in Montmorency. A crowd of around 40 people gathered for the auction, with five parties participating. Bidding was quick, and after some intense bidding the home sold, above reserve, for an undisclosed price. After a great auction, Scott Rawlings and Mark Baker had some very happy vendors and purchasers!

Daniel O’Regan had a home with history with the 153 Worns Lane in Yarrambat. Set on approximately 10 acres of pasture, the lovingly maintained home was up for sale for the first time since it was built 57 years ago! Going under the hammer in front of a crowd of around 50 and with three bidding parties, the home sold for an undisclosed price.
