It was a wonderful day for auctions on the weekend, with the sun shining on the first day of Autumn and buyers again out in force. Fletchers had an average of 3.5 bidders at their auctions, continuing the strong start the 2014 property market.

The REIV recorded a clearance rate of 74% over the weekend, compared with 68% on the same weekend last year. Fletchers had another busy day with 22 properties scheduled for auction. Selling an impressive 19 of those 22, a success rate of 86% was achieved for the day.

Mark and Rob Fletcher had a competitive auction at 1/47 Thames Street in Box Hill, with seven parties participating with the hopes of securing the property. Set in a great location and offering a perfect canvas to make the home your own, and a great investment opportunity in a thriving locale. Selling above reserve for $477,500, it is safe to say there were very pleased vendors and buyers!

Nestled on the high side of the street, the delightfully renovated timber residence at 62 Creek Road in Mitcham, exudes elegance and charm. The four bedroom, double storey home offers open plan living down stairs, with an entertainer's deck flowing inside to the living/meals/kitchen area, creating the perfect homely feel. Upstairs features parents' retreat adjoining the master bedrooms, giving the home a perfect combination of open living and privacy. A fantastic auction with four bidders culminated with the property selling for $940,000.

Another great sale for the day was the four bedroom, two bathroom home at 8 Moody Street in Balwyn North. The single level residence offers an aesthetically pleasing and superbly designed floor plan with flexible four bedroom accommodation. Managing agents Jeremy Desmier and Jack Peng enjoyed a bustling auction which attracted six competing parties, pushing the eventual selling price to $1.681 million.

A crowd of over 150 gathered to observe the auction at 20 Robinson Road in Hawthorn, the home of well known cook and restaurateur Stephanie Alexander. A 'home with all the right ingredients', the three bedroom two bathroom residence certainly proved popular on the day, with spectators and buyers alike! Six parties bid with the hopes of securing the property with the celebrity touch, pushing the final selling price to $2.475 million.
