5th May 2014 / Jeremy Desmier: Fletchers Group News Update – 05 May

The year is certainly flying by, and the auction calendar is getting back into full swing after slowing down over the Easter/ANZAC day breaks. While the weather was less than impressive over the weekend, there were still great crowds at auctions, with multiple bidders competing at many.

The REIV recorded a clearance rate of 71% over the weekend, compared to 69% on the same weekend last year. Fletchers achieved a success rate of 73%. The REIV is forecasting there will be more than 3,000 auctions held in the month of May, which if correct, will be higher than the 10 year average of 2,835.

A crowd of around 60 people gathered to witness the auction of the three bedroom, one bathroom home at 22 Wattle Valley Road in Canterbury. Auctioneer Mark Fletcher conducted a competitive auction which saw three parties fighting to secure the property. A late entry from a fourth bidder, who joined once the property was announced on the market, saw the battle continue. The property eventually sold to the original bidder for an undisclosed price.

Tim Heavyside achieved another impressive sale, successfully auctioning the three bedroom, two bathroom double brick Victorian at 16 Howard Street in Box Hill. Perfect for entertainers, the property features an superb alfresco dining area surrounded by stunning designer gardens. A highly competitive auction saw six parties participate with the hopes of being the winning bidder. Only one could succeed and the property was declared sold for $1.4 million.

The wet weather didn't get in the way of a great auction at 3 Hampshire Road in Doncaster, with Director and Auctioneer Jeremy Desmier conducting it on the alfresco entertaining area, with the crowd in the meals/family room. An intimate setting saw more strong bidding from six separate parties. A great result for the vendors, purchasers and the managing agents, Guy Coles and Jeremy, the property sold for $900,000.

The REIV is expecting around 670 auctions to be called next weekend.
