30th November 2014 / Frank Kouzi: Fletchers Group News Update – 1 December

It was another hot weekend in Melbourne but that didn't stop buyers! There were plenty of purchasers that headed out, hoping to secure a property before the end of the year.

Even with the state election held in Victoria this weekend, auctions volumes remained strong. The REIV recorded a clearance rate of 65% over the weekend with 1,181 auctions, 672 selling and 409 being passed in (207 of those on a vendor bid).

It was busy weekend across all our offices, with many great results reported. Fletchers Eastern Suburbs offices recorded a success rate of 68%. With 25 auctions scheduled for Saturday, it was set to be another non-stop day for Fletchers agents. From the 25 auctions that were held, 17 were successfully sold.

At the auction of 16 Crow Street in Burwood East it was a very happy ending for the purchasers. After searching for nine months for their next home, they finally secured the property after competing with four other bidders. Not only were the purchasers happy…the vendors were extremely pleased that the property sold for $950,000 – $100,000 above reserve!

In Greensborough, Peter and Thyra built their charming three bedroom brick veneer home in 1963. Their home at 255 Elder Street features a spacious lounge/dining area, rumpus room and outdoor covered alfresco area. It was the first time they had ever sold a house and it was also the first time purchaser Jackie had bought a house!

The team at Fletchers Maroondah really raised the bar with the sale of the beautifully presented, three bedroom weatherboard home on a subdivided block in Heathmont. A crowd of over 120 people gathered for the auction of 26 Viviani Crescent, with eight bidders competing for the immaculately presented property. Selling under the hammer at auction for $660,000…an impressive $150,000 over the reserve price!

Congratulations to our vendors of 9-11 Nicholson Street in Olinda, whose home was sold by agent Frank Kouzi last week. They did a fantastic job of presenting their character-filled home for opens and this, combined with Frank's efforts ensured that an excellent result was achieved. We know that the purchaser is going to love living in such a charming home, high up in the hills the views are amazing!

The team at Fletchers Mornington Peninsula also had a successful sale on the weekend, with the auction of 13 Morris Road in McCrae. The vendors were delighted with the result and the buyers were happy with their new home, purchased for $420,000.

It was smiles all round after a young family secured 38 Tierney Drive in Currumbin Waters under the hammer over the weekend, for $770,000. An excellent result after a great campaign by our team on the Gold Coast and agents Robbie and Laura Robinson.

The successful purchaser of the single level home at 4/57 Tyne Street, Box Hill North was absolutely thrilled with her purchase. She outbid four other parties to secure the quality home, located in a premium residential area. Agent Adam Harris who conducted a fantastic auction was really happy for her.
