Fletchers Group News Update 1 June

It was a chilly start to the final Saturday in Autumn. With auctions underway the skies cleared, bringing a little sunshine to brighten the day.

The REIV reported a clearance rate of 82% compared to the 72% last year. There were 1035 auctions reported to the REIV with 845 properties selling.

Our Eastern suburbs offices had a brilliant weekend achieving a 96% clearance rate. We have been consistently achieving clearance rates well above the industry average.

In Burwood, 15 Edwards Street went under the hammer over the weekend. In a prime position this property is situated only steps from schools, university and transport. The development potential of this property is what caught the eye of many. The original clinker brick home sits upon 1,107 sq m, a large parcel of land in a first class location. The opportunity to build a dream new home (STCA) was a major drawcard for prospective buyers. The auction got underway and there was some competitive bidding amongst five bidders. The property reached $400,000 over reserve selling for $1.9 million. The eventual purchaser only made one bid, the winning bid!


Further east in Forest Hill, 53 Glebe Street went to auction. The elegant four bedroom home offered a great opportunity for families to establish themselves for a long and happy future in a convenient location. Offering spacious lounge room with cathedral ceilings, open dining, granite kitchen and an enticing north facing garden with paving and lawn area.  This golden opportunity sold for $1.037 million.

Warm and welcoming, 31 Smithdene Avenue in Ringwood East had huge potential for the new purchasers. Boasting three bedrooms, generously proportioned rooms and large windows which capture glorious sunlight, this home is owner built and is conveniently located close to schools and transport.  Sitting on a level allotment of approximately 669 sq m, there is the opportunity for renovation, extension or even a brand new home (STCA).  Seven bidders were all eager to secure this property. Bidding reached $189,000 over reserve and the property sold for $809,000. A fantastic result for all involved!

In Blackburn North, the renovated three bedroom brick home at 110 Surrey Road was sold at auction for $270,000 over reserve. The deco delight has retained its period ambiance and has been renovated to take advantage of the light and bright interior.  A spacious living room and adjoining dining room captures the northern sun, renovated kitchen opens to a sunroom/family room and a large backyard has plenty of room to cater for alfresco entertaining. Auction day saw six bidders competing for this well located home. Bids for the property quickly reached over reserve with the property selling for $1 million – $270,000 over reserve!

In Forest Hill, 2 Troy Court is situated in an enviable quiet court position, within walking distance to shops, schools, parks and transport. This cream brick veneer home caught the attention of many prospective buyers with its unique oriental inspired rear garden.  A pitched roof pergola and timber deck offers perfect alfresco entertaining with the spectacular vista of maple trees, ornamental fishpond and pagoda. As the auction got under way there was some competitive bidding as seven bidders all hoping to secure the property. The family friendly home sold for $1.059 million.

Over the weekend a number of Fletchers staff attended ‘Dine for a Cure’, a charity dinner held to help raise money and awareness for Brain cancer research. Fletchers agent Tim Heavyside helped call the auction that was held on the night, raising over $70,000. It was a great night that raised much needed funds for a cause close to many of our hearts.
