Fletchers Group News Update 10 April

April 10th 2017

Saturday’s weather remained sunny until the late afternoon, conveniently allowing for the auctions to wrap up before the heavy rain and thunder began. We hope everyone enjoyed their time indoors for the rest of the stormy weekend!

School holidays didn’t keep buyers away, with a clearance rate of 81% achieved after 913 of the 1,121 auctions resulted in a sale. The REIV reported that 80% of all homes that went under the hammer this year so far have sold—what impressive consistency the Victorian market has displayed!

The character circa 1915 Edwardian home at 21 Radnor Street, Camberwell has potential to renovate or to be a new home site (STCA). The home is within the Auburn High School zone, and primary schools, a football ground, tennis courts and lawn bowls are all within walking distance. The residence features open fireplaces, a rear extension, four bedrooms, rear alfresco decking and tree-lined surrounds. With five bidders on auction day, the timber home sold for $2.11 million.

The family home at 21 Sonia Street, Ringwood is located between all the desirable locations in Ringwood and Ringwood North, with easy access to Maroondah Highway and Eastlink, and within walking distance to a selection of schools, shops and the Mullum Mullum Creek Rail Trail. Featuring high ceilings, multiple living and dining areas, three bedrooms, a covered outdoor entertaining area and a private backyard, the double storey residence has a fantastic sense of space. With a great deal on offer, five keen bidders were after this home at auction, with the final price being $960,000.

The two-level family charmer at 1 Cam Street, Burwood East is zoned for Mount Waverley Secondary College, and Wesley College, Presbyterian Ladies College, shops and transport are only moments away. Featuring five bedrooms, a formal lounge/dining area, an expansive family room, a covered outdoor entertaining area and a north-facing garden, the residence has plenty of space on offer. Other features include an in-ground pool, an office/studio and a recently renovated kitchen. The comfortable home sold under the hammer for $1.415 million, with five bidders on the day.
