Fletchers Group News Update 10 August

August 10th 2015

Despite the grey skies and chilly weather, over 900 metropolitan properties went to auction on Saturday. Auction numbers were 51% up on the same weekend last year, in large part because many in the Chinese community view transacting on the eighth day of the eighth month as lucky.

The REIV reported a clearance rate of 79% over the weekend with 860 auctions reported, 680 of those selling under the hammer. In the month of July, there were 2,700 auctions, up 14% from the same time last year.

Fletchers eastern suburbs office network achieved a success rate of 73%. It was a very busy weekend for our agents, with 35 auctions scheduled, with just one selling prior.

In Kew, 87 Derby Street went under the hammer. The picturesque, solid brick period home offered park views and great prospects for the new purchaser. The home enticed potential purchasers with its original detailing, generous room sizes, deep block and proximity to a range of amenities. The opportunity to renovate, extend or redevelop held great appeal for many of the potential buyers. Auctioneer Mark Fletcher got the auction proceedings started, and bidders were keen and didn’t need much encouragement.  Ultimately there were five bidders competing, with the home achieving a sales result over our vendor’s reserve!

The three bedroom townhouse at 4/614-616 High Street Road in Glen Waverley showcases sophisticated spaces, all within the Glen Waverley Secondary College Zone. The home offers polished hardwood floors, spacious living, dining that accesses the rear courtyard and gourmet kitchen with stainless steel appliances and marble benchtops.  Ideally located close to shops, schools and transport, potential purchasers were impressed by the high quality living so close to amenities. The auction got underway with three bidders competing against each other. The property sold for a great result!

A first class family lifestyle was on offer at 13 Pakenham Street in Blackburn. The clinker brick home is located in a highly desirable pocket in Blackburn on an idyllic, tree lined street.  Filled with natural light, the home offers three double bedrooms, an elegant lounge with open fireplace, adjoining sitting room and a sun soaked deck with attractive garden. There were plenty of interested buyers and come auction day, a total of eight eager bidders hoped to secure the home. The property sold for $1.723 million – an impressive $373,000 over reserve!

Further East in Ringwood, 118 Mullum Mullum Road was up for auction. The light filled, single level family home resonates class, comfort and convenience. The home features generous space and even a children’s wing to the rear of the home. With heritage styling, the large lounge, dining and pristine kitchen all overlook the pretty private garden that has a variety of fruit trees and an alfresco area. There were five buyers keen to purchase on auction day. The property easily reached over reserve by $190,000 – selling for $920,000!

The two bedroom unit at 5/69 Wattle Valley Road in Canterbury achieved an impressive result on auction day. Neat and immaculately cared for, this unit has a spacious north facing living room, light and modernised  kitchen with meals and a peaceful rear garden with a paved alfresco dining area and surrounding greenery.  Many buyers were captivated by the scope for further modernisation and six keen bidders raised their hands, hoping to secure the property. The sunlit and spacious unit sold for the fantastic result of $875,000.

Located in a prime position with a desirable future, 24 Heatherdale Road in Mitcham attracted a number of potential purchasers. The perfectly oriented allotment with sunny, west-facing backyard offers view to the Dandenongs.  Sitting on the large block is a delightful three bedroom home with open plan lounge, modern kitchen, full width entertainer’s balcony and a spacious living room that flows to an outdoor covered alfresco area. Potential purchasers were attracted to this property because of its opportunity to renovate, extend or build a new home. Auction day saw seven bidders all eyeing off this property as the auction got underway and the property was sold for $1.04 million…a great result for all involved.
