Fletchers Group News Update – 10 November

November 10th 2014

After the wild weather last weekend, it was certainly a warm start to a busy Saturday.  Temperatures reached the thirties and the wind picking up, perhaps it is a taste of the summer to come! A great weekend to head to the beach and cool down, especially after a hectic day filled with auctions.

The REIV reported a clearance rate of 67% this weekend, the same as the previous weekend. There were 910 auctions reported and 614 of those were sold and 140 were passed in. The top auction suburbs for the year include Richmond with 428 auctions and South Yarra with 408. Fletchers had a great weekend under the hammer, with 20 auctions being called and a success rate of 70% achieved.

Up for auction on Saturday was 7 Linum Street in Blackburn which attracted four bidders eager to secure the property. This five bedroom, two bathroom home offers formal living with an open fire place, spacious study and wide alfresco deck that’s great for entertaining!  This unique weatherboard family home in Blackburn sold at auction for a great result of $1.9 million, well above expectations.

A popular property amongst bidders was 10 Latrobe Street located in Box Hill South. This charming two bedroom Californian Bungalow retains period features, with a tranquil garden and picturesque wisteria covered pergola. This property charmed bidders, with seven prospective buyers vying for the property, reaching $1.102 million – an overwhelming result for our vendors.

In another great result for the area and agent Michael Richardson, was that of the lovely clinker brick family home located at 33 Beryl Street in Glen Iris. Ideal for potential extensions or renovations, four bidders hoped to secure the property. It was sold for an outstanding $1.537 million.
