Fletchers Group News Update – 10 October

Exciting news this week as we open the doors of our newest office, Fletchers Whitehorse, located at 75A Railway Road, Blackburn. The office is shaping up really well and we are thrilled with the latest evolution of our brand. Feel free to stop by and say hello!

The REIV recorded a 66 per cent clearance rate on the weekend, compared to 51 per cent for the same weekend last year – a clear sign of an improving market. The month of October features a significant increase in the volume of auctions, providing buyers with more choice and continuing good buying opportunities, especially with the recent interest rate reduction.

Fletchers Senior Associate, Jason Salan, sold 20 Bolinda Road, Balwyn North prior to the weekend’s scheduled auction for an undisclosed amount – on an excellent allotment of approximately 718 sqm, the three bedroom home was perfectly positioned within the Balwyn High School zone and within walking distance to Boroondara Park Primary School, shops and parks. 

Activity in Bulleen was strong on the weekend, well demonstrated by four bidders competing at the auction of 32 Flinders Street, Bulleen. Although the property passed in on auction day, the fully renovated home was subsequently sold after successful negotiations on Sunday and the vendors are thrilled! 

Tim Heavyside conducted a cosy auction inside 5/56 Alfred Street, Kew due to the rain, making great use of the excellent living space the townhouse offered! Two bidders were involved, with the property being sold for $1.146 million. 

The light-filled and perfectly positioned home at 119 Edgevale Road, Kew was also successfully sold at auction for $795,000. On its own title with no common property, the single level home is not only stunning but also boasts a location amongst Kew’s prestigious school district and walking distance to trams, parks, shops and cafes. 

The inviting Californian Bungalow at 32 High Street, Mont Albert passed in on a vendor bid of $820,000. However it was quickly sold this week by Tim Heavyside and his team, for a fantastic price of $920,000.
