We woke to a cold morning as we prepared to get our auctions underway, with the weather clearing slightly by the afternoon.

The REIV recorded a clearance rate of 81% over the weekend, compared to 79% for the same weekend last year. There were 889 auctions, with the numbers continuing to increase over the course of the month.

Fletchers achieved an 84% clearance rate across our eastern suburbs offices on Saturday, another strong result above the industry average.

  
 
 
 
 
 
 

In the morning, 41 Lindisfarne Drive in Burwood East went under the hammer, an original three bedroom homelocated in a prime pocket. Waiting for its new owners to transform it, the property is pristinely presented throughout with polished timber floors. Interested buyers saw the potential of this property to renovate, extend or even build a brand new home). Well located, the home caters perfectly for the whole family with schools, shops and transports within walking distance. Six bidders competed for the charming home, attracted by its potential. The home sold for $863,000 – an impressive $68,000 over reserve!

The epitome of sophisticated living, 4 Woodhall Wynd in Donvale offered prospective buyers an attractive two storey residence. With four bedrooms, sun filled dining room, provincial style kitchen and study, the home is positioned in a sought after location. The normally quiet neighbourhood got a bit busier on Saturday when interested parties arrived, ready for the auction to start. Four bidders eagerly competed for the property, with the home eventually selling for $290,000 over reserve at the final price of$1.54 million!

The unparalleled position and potential of 21 Walbundry Avenue caught the attention of many prospective purchasers. Located in the highly sought after Riverside Estate in Balwyn North, the original home with heritage overlay presented the superb opportunity for renovation or extension.  Retaining period features such as high ceilings, French doors and leadlight windows, the two bedroom home is situated on a corner block of approximately 837 sq m. A north facing covered alfresco area faces the large backyard with double carport. Auction day saw five bidders hoping to secure the property. Achieving a sale price well over reserve, the home sold for $1.531 million.

Further east, the classic weatherboard property at 1 Amboina Avenue in Mitcham charmed plenty of potential buyers instantly with its street appeal. The family home features three bedrooms, an updated kitchen with French doors that lead to an open plan living area, a low maintenance front yard and a private entertaining courtyard. In the highly sought after Simpson’s park precinct, the stylish home is just minutes from transport and schools. Selling under the hammer for $828,000 the home had reached an overwhelming $228,000 over reserve!
