Fletchers Group News Update – 11 September

September 10th 2013

The movement in the spring market was again evident over the weekend where auctions saw multiple bidders and high selling numbers.

The REIV recorded clearance rate of 74% over the weekend, compared to 61% on the same weekend last year. Fletchers performed well above industry average, selling seventeen out of the eighteen properties scheduled for auction, achieving a 94% clearance.

The renovated family home at 10 Grevillea Road in Doncaster East was a fantastic sale for agents Mark Salvati and George Bushby. Ideal for entertainers the three bedroom, two bathroom home offers a kid’s retreat out to garden and cubby house. For the parents- an impressive covered alfresco deck with BBQ , bench seating and family spa. Drawing a lot of attention throughout the campaign the auction saw six bidders aim to secure the property, which sold for $833,000, $103,000 over reserve.

Situated in a sought-after neighbourhood and boasting stunning renovations, 66 Long Valley Way in Doncaster East has an abundance of family-friendly features. The property offers four bedrooms, two new bathrooms and new kitchen and an elevated patio extending from the family room, stepping down to a paved area with built-in-BBQ. 7 parties bid on the day, pushing the selling price $141,000 over reserve to $791,000, a pleasing end to the marketing campaign for the vendors, buyers and directors Ben Williams and Robert Sheahan.

The striking two-storey residence at 7 Vista Street in Bulleen attracted an impressive 11 bidders on auction day, an impressive result for director and auctioneer Jeremy Desmier and agent Olivia Howson. Superbly renovated and offering three bedrooms and two batrooms and accompanied by features such as, open plan lounge/dining leading to a large balcony with views, polished timber floorboards and north-facing garden with deck and gazebo, it’s not hard to see why there was such interest. This property sold for $950,000, $90,000 over reserve.

Another great result for Jeremy Desmier and agent Guy Coles was the lovingly renovated and extended Art Deco home at 10 Head Street in Balwyn. The property offers three bedrooms and two bathrooms and is accompanied by features such as an expansive kitchen, dining and family rooms and a sunken covered alfresco deck perfect for entertaining groups small or large. Four bidders competed for the property and in a pleasing result for vendors and buyers the property sold for $90,000 over reserve at $1,140,000
