What great weather we had on the weekend—the sun sure did take us a little bit by surprise after the many changes in the predicted forecast!
Approximately 1,268 auctions where held in Victoria over the weekend, with the REIV group reporting a great success rate of 80% after 1,018 auctions resulted in a sale, 99 of the passed in properties being due to a vendor bid. What makes this result even better is the 13% increase compared to the clearance rate at the same time last year!
In Nunawading, 36 Morden Court was a stand out on auction day, with the property selling for $101,000 above the reserve for $1.201 million. The spacious, brick veneer home could be a possible redevelopment site (STCA), being in a great location within walking distance of Nunawading Station, bus stops, schools and Blackburn Lake Sanctuary. Internally you will find a high cathedral ceiling, a studio at rear and undercover parking for four vehicles. The many features of this property resulted in a great turnout, with six bidders on auction day.
The impressive 28 Bellbird Drive in Wantirna is located minutes away from the Eastlink precinct, Heathmont Train Station, walking tracks and Ringwood Golf Course. The home itself features a range of entertaining and living areas, quality finishes and a raised wooden deck overlooking the backyard. Other features include plenty of storage, stainless steel appliances in the kitchen and a front master bedroom. The home sold for a price well above the vendor’s reserve with five keen bidders.
The property at 22 Mitta Street, Box Hill North saw another standout auction, selling for an impressive undisclosed price after five bidders went after the home, resulting in an extremely happy vendor. The four bedroom, weatherboard home offers potential to reinvent, or even as a site for a new home (STCA). The home features a central bathroom, a main bedroom which overlooks the front garden, and a rear bedroom with its own entry, shower room and kitchenette. The property is also within a great location, with schools, a playground, Memorial Park and a walking/cycling trail all located close by. With five bidders at the auction, the home sold for a great price which was again, well above the reserve.
The 1920s seaside cottage located at 194 Ocean Beach Road, Sorrento is within walking distance to Ocean Beach and the Sorrento Village. The home consists of three bedrooms, two bathrooms, a north-east facing decking at rear and a back deck which overlooks the gardens. With many people having the dream of owning a holiday home or moving down to the sea and downsizing, it’s no wonder the well-presented home sold for the price of $1.025 million.
