Fletchers Group News Update – 12 May

May 12th 2014

We are certainly enjoying the change in weather from the weekend, hopefully the crisp days and sunshine will stay around for a little bit longer before the wet and cold weather sets in! The drizzly and wet auction day forced several auctions inside, making for some cozy settings.

The REIV recorded a clearance rate of 70%, the same result as the same weekend last year and auction numbers remain high. Fletchers achieved a 73% success rate, continuing our above industry average clearances.

David and John Taylor had another great sale of the two bedroom, two bathroom home at 4 Aurisch Avenue in Glen Waverley. Providing an excellent development opportunity (STCA) on an excellent allotment of 947sqm approx. this was an opportunity not to be missed. The auction was conducted inside and three parties bid competitively for the property, pushing the eventual selling price to $1.025 million.

There were a high number of bidders at the auction of 2A Broughton Road in Surrey Hills, which was also conducted inside to escape the rainy weather! Offering four bedrooms, one bathroom, elegant features such as polished floorboards, open fireplaces and two courtyards, it is easy to see why this property was so popular. A crowd of 70 people watched five parties bid in an effort to secure the property. After what Tim Heavyside said was a fast auction, the property sold under the hammer for $907,000.

Tim’s third auction for the day was also successful, and he was able to conduct this one outside with the weather clearing up later in the day! The five bedroom, two bathroom home at 7 Brendale Avenue in Blackburn North also attracted a high number of participants, who bid strong for the chance to own the wonderful home. Only one could be successful and the property sold under the hammer for $845,000.

Our Gold Coast office also had a successful day with the sale of 175 Mallawa Drive in Palm Beach. Set over two levels offering four bedrooms, two bathrooms and a fantastic location, this home ticks all the boxes. The property sold for $515,000, a pleasing result for Karl Peters his vendors and purchasers.

Happy Mother’s Day for yesterday to all the wonderful mothers out there! We had several members of the Fletchers team, including Caroline Dawborn and Belinda Bisogno, participate in the 2014 Mother’s Day classic. This is great way to celebrate Mother’s Day while raising funds for breast cancer research, congratulations to all those who participated.

Another great fundraiser is coming up this weekend, Sunday March 18, the RSPCA’s Million Paws Walk. Traci Stella from our Manningham office will participate to raise much needed funds for the RSPCA. There is still time to register and get involved in a great cause, whilst having a lot of fun with all the pooches!

The results of the 2014 Australian Achiever Award are in and Fletchers is proud to have received a score of 98.73% for customer satisfaction. Fletchers is continually invested in maintaining our superior level of service and it is always rewarding when we see results such as this.

The REIV is expecting around 1,000 auctions to be called each weekend for the next two weeks. These numbers would take the total number of Auctions for May to 3,700, higher than the long-term average! Fletchers auction calendar is filling up fast and we look forward to bringing you more exciting news and information.
