Fletchers Group News Update 12 September

September 12th 2016

Saturday got off to a rather cold start and temperatures didn’t seem to improve despite a little sunshine streaming through the clouds. After a busy day of auctions, it was nice to head inside to warm up!

The REIV reported an auction clearance rate of 79% over the weekend, with 783 auctions scheduled and 622 of those were sold on the day. The spring market has opened strongly with close to 1,700 auctions already held.

Renovated and refurbished, 35 Douglas Street in Ashwood is a fresh and inviting family home in a tightly held street. The deep allotment with extra wide frontage of this home invites further extension or possible redevelopment. Comprised of a formal sitting room with corner window, family dining and adjoining kitchen, three bedrooms, a private rear sunroom and large terracotta-paved alfresco area complete this family home. The fresh and inviting home attracted plenty of prospective purchasers and there were six bidders on auction day hoping to secure a new home. Reaching $85,000 over reserve, the home was sold for $1.365 million.

The classic weatherboard home at 3 Joyhill Avenue in Box Hill South presented a brilliant opportunity, whether you move in or rent out whilst deciding on renovation, extension or redevelopment of the approximately 604 sq m block. The existing home features three bedrooms, two separate living areas and a self-contained bungalow at the rear of the home. Located close to Deakin University and quality schools, this home presents a wealth of opportunities.  Four bidders on auction day helped this home reach a final sale price of $966,000.

Sitting in a row of terrace townhouses, 1B Daphne Street in Canterbury will surprise with generous floorplan which include three bedrooms plus study, spacious living, meals and a well equipped kitchen. The low maintenance home also features a rear paved courtyard perfect for alfresco living and entertaining amongst the lush surrounds. A decent crowd gathered on auction day and those unable to attend were still able to watch the auction, which was live streamed on the Fletchers Stonnington/Boroondara Facebook page. The property passed in on a genuine bid of $820,000 and auctioneer Steven Zervas was able to skillfully negotiate with this bidder after auction, to reach a final sale price of $928,000.

In Glen Iris, the exceptional Art Deco family residence at 342 Burke Road has been renovated and immaculately maintained. Sitting behind a high fence, the home is enhanced by a semi-circular entrance driveway and period features throughout the home including cornices and high ceilings, joinery and leadlight windows – adding to the charm of the home. Tastefully presented, the home offers formal living and dining rooms, four bedrooms, central bathroom and open family/meals space with adjoining kitchen that flows out to beautifully tended rear garden with solar heated pool and alfresco terrace. Its convenient location attracted two bidders on auction day and the home was sold for $1.66 million.
