The temperature soared again on the weekend, but this didn't seem to deter buyers from participating at auctions and attending open for inspections.

A clearance rate of 60 per cent was recorded in Victoria by the REIV, with Fletchers achieving a slightly higher success rate of 68 per cent. With only two auction weekends left for 2012, it is pleasing to end the year in a stable position, with positivity and momentum taking us into 2013. Fletchers already have several auctions booked in for late January and early February, so it certainly feels like it will be a very short break over the festive season!

There was quite a buzz at the auction of 17 Edgewood Avenue in Burwood East, with eight bidders in total involved. The recently renovated home sold above reserve, for $670,000. Situated on a quiet avenue, the home is well located close to trams, schools, parks and shops.

Fletchers performed well at auction in Balwyn North on the weekend, selling three out of a possible four homes in the popular suburb. Particularly outstanding was the auction of 3 Bolinda Road, an original two bedroom home ready to renovate, extend or build a magnificent family home (STCA).

In a standout result for the suburb, 19 Barter Crescent in Forest Hill achieved a fantastic result at auction, with six bidders pushing the price up to $732,000 – $122,000 above reserve! Immaculately maintained, the delightful three bedroom family home featured generous living areas and a great location close to Forest Hill Chase, schools and transport.

The auction of the fully renovated weatherboard home at 1/4 Alwyn Court in Mitcham also went well, with both vendor and purchaser thrilled with the final result. A lovely couple bought the home, which boasted a secure, charming garden and fabulous deck, for $615,000

Ric Justice from Fletchers Eltham conducted an energetic auction at 56 Tarcoola Drive in Yallambie, fielding bids from five participants. The classic brick veneer, family home proved an appealing investment in a unique location, selling for $503,600.

Fletchers Whitehorse ended the day on a high note with the auction of 26 Heather Grove in Nunawading with five bidders pushing the final sale price to $532,000. The result was $42,000 above reserve, illustrating once again the demand for quality homes.
