Fletchers Group News Update 13 February

February 13th 2017

Although the beginning of Saturday’s weather was quite questionable, it cleared up by midday, with sunny skies, a warm temperature and only a few clouds in sight.

Auction numbers are rising, with 443 auctions—around 100 more than last week—reportedly being held over the weekend. 83 properties were passed in, 30 being due to a vendor bid. The REIV released a clearance rate of 81% after 360 auctions resulted in a sale, furthering the impressive and steady start to the new year.

The renovated home at 37 Blazey Road in Croydon South, set on a lush corner block, is close to Dorset Primary School, childcare centres, transport and Eastfield Park. The immaculate home features polished floorboards, an open dining area, an alfresco area and a neat garden. Cooking enthusiasts will be very impressed, with a stunning chef’s kitchen featuring premium appliances and pendant lighting. The three bedroom residence successfully sold at auction to the lucky new home buyers for $702,500.

The elegant home at 2/31 Sutton Street, Balwyn North is on its own title, featuring a land size of approximately 379 sq m. With Balwyn High School, trams, parkland and cafes only moments away and a high brick wall for privacy, the three bedroom home is well suited for families. The residence sold for an undisclosed amount on auction day; Fletchers Director, Michael Richardson described it as “a great fun auction with fast paced bidding. We saw three bidders fight it out with over 70 bids.”

Within a block of seven units in Malvern East is 3/1 Wilton Vale Crescent; a spacious two bedroom residence with a front porch and private courtyard. The home has a formal lounge positioned at the front, a large kitchen with a walk-in pantry and a secure carport. Located opposite Hedgeley Dene Gardens and close to shops, cafes and transport, the new home owners will find the home very conveniently located. The successful auction day ended with the sale price of $735,000.

The Domain Group expects that the coming auction weekend will experience a lot more competition between sellers, with nearly 900 properties expected at auction. This is great news for buyers, who we’re sure to see plenty of next weekend with such a great variety of homes!

15/20 Florence Road, Surrey Hills sold for $880,000 at auction – well done Tim Heavyside and Robert Sheahan!
