13th April 2014 / Rob Fletcher: Fletchers Group News Update – 14 April

The REIV recorded a clearance rate of 70% over the weekend compared to 68% on the same weekend last year. Fletchers performed well under the hammer, achieving a success rate of 79%.

The REIV notes that although we have experienced higher auction numbers this year, there are signs that the clearance rates are trending lower. The median price increase in the March quarter was 3.7%, indicating a more sustainable level of growth in the market.

Buyers were out in force over the weekend, with many auctions attracting high numbers of bidders. Maurie Walters and Jason Salan experienced some competitive bidding at the auction of 3 Eden Court in Doncaster. Five parties bid to secure the three bedroom two bathroom home, eager not to miss this fantastic opportunity. The home sold for $818,000, a pleasing result for all.

Another great sale for the day was the unique four bedroom two bathroom home at 1 Carrigal Street in Balwyn. This property also enticed five parties to bid in the hope of securing the home which offers light and bright living set over two levels. In a great result for Mark and Rob Fletcher, their vendors and the purchasers, the home sold for $1.19 million.

Whitehorse Directors Robert Sheahan and Ben Williams had another thriving day under the hammer, which included the sales of 2/275 Springfield Road in Nunawading. Featuring three bedrooms and two bathrooms, the sophisticated two storey town residence offers a generous floorplan with extra large living and dining. In what seems to be a running theme for the day, this property also had five bidding parties, eventually selling for $675,000.

Our Eltham office also experienced a successful day under the hammer, including the sale of the three bedroom, two bathroom home at 91 Plenty Lane in Greensborough. The beautifully renovated home features open plan kitchen/dining zone, stylish kitchen and great undercover alfresco deck. A fantastic result for agents Steve Thomson and Prue Wittison, their vendors and the purchasers, the home sold for $570,000.

Ric Justice also from the Eltham office experienced another pleasing sale of the three bedroom, two bathroom home at 39 Silver Wattle Street in Yallambie. Immaculately presented the home is set in a picturesque streetscape, offering something for everyone. The property sold for $651,500.

The upcoming auction weekend will be very quiet due to the Easter holiday break. The REIV is expecting 90 auctions to be called.

Fletchers Yarra Ranges hosted the grand opening of their three new offices last Friday. The team did a fantastic job of organising the night, which was enjoyed by children and adult alike. We are looking forward to the exciting times ahead with the expansion of our team.

We hope that you all have a safe and relaxing Easter!

Enjoy the week!
