What a weekend! Although it was overcast in the morning, we enjoyed fantastic weather with lots of spring sunshine later in the day. The weather was perfect for a busy Saturday of auctions. Sunday was even better, with temperatures reaching well above 20; a welcome reminder that summer is on its way.
The REIV reported a clearance rate of 75% over the weekend with 982 auctions scheduled, 737 of those selling. In the year to date there have been 25,800 auctions held – the highest on record for any given year.
Fletchers network of offices achieved a success rate of 79% on Saturday, with close to 29 auctions scheduled!
The picture perfect lifestyle at 2/1217 Riversdale Road, Box Hill South was up for auction on Saturday. Nestled at the quiet end of Riversdale Road, the attractive two bedroom residence sits at the rear of only two on the block. Contemporary styling and quality renovations showcase a spacious lounge, gourmet kitchen with stone bench tops and an expansive deck – perfect for entertaining. Auction day saw four bidders hoping to secure the property. It eventually sold for $975,000 – an excellent result for our vendors!

The spacious two bedroom home offered a stylish lounge, dining and private paved courtyard with retractable awning. The auction saw five bidders keen to purchase. The unit reached well over reserve, selling for $889,000.
Also in Surrey Hills, 218 Prospect Hill Road went under the hammer. The weatherboard Californian Bungalow is set in a treed front garden and it becomes immediately obvious from the street appeal, that you are about to enter and warm and inviting home. Further east, 7 Valda Avenue in Ringwood East also sold for well over reserve. The original two bedroom weatherboard home is ready for reinvention. Set on a highly desirable block of approximately 1,019 sq m, the existing home features high ceilings, an open fireplace and beautiful Tasmanian Oak Floorboards. Ready for rebuild, renovation or development, the home sold for $924,500.
At our Diamond Valley and Banyule offices, we also had some great auction results. In Macleod, 1/84 Strathallan Road sold for $835,000. The spacious two storey, four bedroom home with well appointed interior, quality kitchen and luxurious lounge, is located just a short walk from shops, schools and transport. Also up for auction was 3 Nungeroo Court in Eltham North. A home of generous proportions, the two storey three bedroom home has been built with families in mind. Featuring large lounge/dining with open fireplace, rumpus room and covered alfresco area with mature landscaping. The spacious family haven sold at auction for $751,000, a great result for all involved!
