It was a lovely sunny Saturday as we got our auctions underway. The warmth helped to cheer everyone up, ready for a busy day ahead.

The REIV reported a clearance rate of 80% with 766 auction scheduled, 611 of those selling under the hammer. The 2015 auction market hit a peak in the month of May, with 5,000 auctions held.

It was another great week for the team at Fletchers, achieving a clearance rate of 100% across our eastern suburbs offices. Over the year to date, Fletchers have achieved an average success rate of 90% when compared to the industry average of 78%.

In Blackburn, 5/460 Middleborough Road went under the hammer. The three bedroom townhouse is spread across three light filled levels, offering buyers an elegant home in a unique position. The home is ideally located within walking distance to transport, shops and schools. Featuring soaring ceilings, chic stone kitchen and a family room that leads to an outdoor paved area, it is easy to come home and immediately relax. Bidding got underway with five keen bidders participating, reaching $72,000 over reserve with the home ultimately selling for $752,000!

In Kew, Fletchers agent Mark Fletcher was on hand to get the auction of 43 Wellington Street underway. The low maintenance, single level residence drew a large crowd and bidding was quick to get started. The three bedroom villa home maintains its privacy behind a high garden wall, offering its own separate driveway and off street parking. Located at the front of the St Anthony's Place cul-de-sac, the modernised render and brick veneer home is a downsizers dream only minutes from Kew Junction. Auctioneer Mark Fletcher was met with an opening bid of $1.5 million. Bidding was quick and competitive, with four bidders fighting it out. The property eventually sold for an impressive $1.792 million.

A tranquil, single level two bedroom home went to auction at 1/12 Mines Road in Ringwood East on Saturday. Sitting at the front of four, the light filled home was popular amongst potential purchasers. This home has been comfortably appointed with a spacious lounge with bay window, well designed kitchen and lush private garden. On auction day there were six bidders hoping to secure the property, which sold for $520,000 – $90,000 over reserve.

Those looking to renovate or rebuild needed to look no further than 10A Stroma Avenue in Balwyn North. Offering a wealth of potential, this home is ready for comprehensive renovation, or could become the site for an excellent new home on a block of approximately 684 sq m. Situated in a peaceful locale, the current four bedroom family home offers a well appointed kitchen, spacious family room, versatile rumpus room and an elevated undercover alfresco deck. The property attracted five bidders who were eager to secure it as they could see its potential. The property sold for $1.46 million – a fantastic result for all involved!

Our Fletchers Diamond Valley office had a great day of auctions with two Sales. In Yallambie, 20 Lowan Avenue went under the hammer. The spacious modern interior of this family home is perfect for active families with four bedrooms, two bathrooms, Caesarstone kitchen, covered alfresco area, in ground pool and a lush level lawn. This modern family residence sold for $700,000. At 5 Senior Court in Watsonia North, a four bedroom home is tucked away at the end of a quiet court perfect for family life. The brick veneer residence is located close to parks, schools and transport and offers buyers four robed bedrooms, updated kitchen/meals, stainless steel cooking appliances and solar heated in ground pool. Both vendors and purchasers were extremely pleased with the eventual sale price of $582,000.
