Fletchers Group News Update – 15 September

The sun was shining over the weekend and buyers were out in force. Over 50% of Fletchers properties that sold at auction on Saturday had four or more bidding parties. This highlights the strength in competition in the current market.

The REIV recorded a clearance rate of 75% over the weekend, compared to 74% on the same weekend last year. Fletchers had a fantastic day under the hammer.

A standout sale for the day was the four bedroom weatherboard home at 16 Wellington Avenue in Blackburn. Situated on a generous block of approximately 988 sqm, there is fantastic potential for renovation, extension or redevelopment (STCA). A great crowd gathered to witness the auction which attracted five bidding parties. Auctioneer Rob Sheahan declared the property sold for $1.251 million, resulting in elated vendors and purchasers! 

Agents David and John Taylor achieved another great result for the timber Californian Bungalow at 53 Combarton Street in Box Hill. Offering three bedrooms, one bathroom the home is a peaceful haven for a growing family. On the market at $950,000, competitive bidding from five participating parties pushed the eventual selling price well above reserve. David declared the home sold for $1.19 million, a fantastic result for all.

The gorgeous four bedroom home at 4 Southey Street in Blackburn North was another that proved popular on auction day. Tim Heavyside greeted a great crowd who gathered to see the fantastic home go under the hammer. Six bidders fought to secure the property, which sold for $1.07 million.

The Fletchers Diamond Valley team have also had some great auction success, posting a 100% success rate for two consecutive weeks! Prue Wittison achieved some great results with the sale of 5 Porter Street in Eltham and 17 Casuarina Ridge in Eltham North. With three bedrooms, two bathrooms and a great renovation potential – 5 Porter Street offered a great opportunity in a fantastic Eltham location. The vendors were delighted with the result, the home sold for $606,000!

Prue’s second fantastic result for the day was the four bedroom, two bathroom home at 17 Casuarina Ridge in Eltham North. With stunning wrap around verandahs, open plan living and a canopy of deciduous trees, this home was definitely a heart warmer! The home sold for $735,000, a great results for managing agents Prue and Scott Rawlings, their vendors and the purchasers.
