16th February 2015 / Mark Fletcher: Fletchers Group News Update 16 February

We experienced some typical Melbourne weather over the weekend…pouring with rain on Saturday morning, then clearing to a sunny afternoon. Sunday saw even warmer weather; the weekend certainly finished better off than it started!

The REIV reported a clearance rate of 74 percent this weekend, with 328 selling properties and117 passed in (58 of those on a vendor bid), out of 445 auctions reported to the REIV. Fletchers eastern suburbs performed consistently with the industry average, recording a success rate of 75 percent.

Positioned at the front of an attractive garden block, the two bedroom villa unit at 6/58 Glen Iris Road in Glen Iris was up for auction. The unit features a stylishly modernised kitchen and privately enclosed front and rear alfresco courtyards. It was the first auction of the year for Mark Fletcher and proved to be a great start for 2015. Five bidders competed for the home, reaching the reserve price within minutes and eventually selling for $678,000. A great result for the vendors and successful purchasers!

Also up for auction over the weekend was 7 Patterson Street in Nunawading, offering potential purchasers endless opportunities in a premium position. The block of approximately 1,148 sq m is located just steps from Blackburn Lake Sanctuary and is close to transport, shops and cafes. The premium family locale caught the attention of five eager bidders. This blank canvas achieved a great price over reserve and the purchaser can look forward to building their own luxury residence.

In Croydon, 17 Murray Road sold before its scheduled auction. This beautiful character weatherboard home with stunning cottage garden features a beautiful granite kitchen, stainless steel appliances, extensive wrap around Merbau deck with adjustable plantation shutters and a fully self contained two bedroom bungalow. Full of charm, this home has been renovated and extended to display attractive period features and is located in a quiet tree lined street. Our vendors were thrilled with the result!

The Eltham Jazz, Food and Wine Festival will provide an exciting line up of jazz, swing and blues artists, great local wine and great local food! Throughout the weekend there will be a range of musical entertainment, with something for every member of the family. Entertainment will include local jazz acts and performances by local schools, even special events such as face painting and a jumping castle just for the kids. You will have the opportunity to sample local gourmet food, enjoy wine from Nillumbik wineries and shop in the local boutiques. The festival opens at 11.45am on Saturday 21 February…check it out!
