Fletchers Group News Update – 16 June

The winter weather set in over the weekend, luckily the rain held off until the late afternoon and our auctions stayed dry! Although the weather was cold, we had a lot of hot results on the weekend, highlighting the continued strength in the winter market. The REIV noted that is it set to be another recording breaking month in June in regards to the number of auctions, with about 4,000 expected to be called.

The REIV recorded a clearance rate of 71% on the weekend, compared to 70% on this weekend last year. Fletchers had a fantastic day of auctions, seeing great crowds at auctions and opens and achieving an 81% success rate overall for the day. 

The day kicked off with the sale of the four bedroom, three bathroom home at 10 Glamis Court in Balwyn North. Jason Salan conducted an exciting auction with four bidders, two of which had never walked through the property! Clearly seeing the potential offered with this home, the purchaser was one bidder who had not previously seen the home. A great result for all, the home sold for $1.041 million.

A great crowd gathered for the auction of 4 Kingsbridge Court in Croydon Hills. Offering four bedrooms and two bathrooms, an array of entertaining areas all set in a quiet court location, this home has something for everyone! Steven Zervas noted there was a great crowd of over 100 people that gathered for the spirited auction which attracted three bidders. The home sold under the hammer for $665,000, a pleasing result for the managing agents, vendors and purchasers.

Tim Heavyside was thankful that the rain held off for the auction of the renovated double-fronted Victorian residence at 36 View Street in Mont Albert. The timelessly attractive home offers four bedrooms, two bathrooms and a sophisticated edge throughout. An impressive six bidders competed to secure this beautiful property, but only one could succeed and Tim declared the property sold for $1.24 million.

Auctioneer Mark Fletcher welcomed “90% of Box Hill” to the auction of 7 Clydesdale Street in Box Hill. The crowd of around 300 people gathered to witness the auction, with what the vendor noted was one of the most engaging auctioneers he had ever seen. The award winning, builders own home features five bedrooms, two bathrooms and a family-friendly floor plan which includes upstairs family room and basement/home theatre! Although, as Gail Logan noted, there was a dog barking throughout the whole auctions, bids were strong and quick, with five parties participating. A knockout bid of $1.72 million sold the property, with agents noting that it seems Surrey Hills prices are moving to Box Hill!
