Fletchers Group News Update – 16 March

Although it became quite cool in the evening, we enjoyed beautiful sunny days on the weekend, with strong numbers in attendance at auctions. 

The REIV reported an industry-wide clearance rate of 78% for this weekend, compared to 72% on the same weekend last year. There were 939 auctions reported, with 735 selling and 204 being passed in, 98 of which were on a vendor bid. 

It certainly was both a busy and successful weekend, with auctions being called on both days and a success rate of 93% achieved across our eastern suburbs offices.

Fletchers Diamond Valley did exceptionally well, posting a 100% success rate over the weekend for their office. 

This included the successful sale of 19 Beleura Grove in Lower Plenty, an attractive four bedroom family residence, which sold under the hammer for $728,888. The freshly polished timber floors throughout and convenient location near Lower Plenty shops, schools, parklands and buses added to the appeal of this property. 

The renovated, modern family home at 7 Tallerk Close in Greensborough sold for $692,000 – $52,000 above the reserve price! Our vendors and the new owners of this fantastic home were absolutely thrilled with the result. 

Large crowds fathered for the auction of 46 Vermont Parade in Greensborough, an exquisitely renovated modern family home. Located within walking distance to schools, Greensborough Plaza, public transport and the Watermarc Aquatic Centre, it is clear to see what attracted potential purchasers throughout the campaign! The idyllic, four bedroom family home sold for $980,000. 

Impressive results were also achieved for properties across the eastern suburbs, from properties ready to enjoy, to first homes, investment properties and land propositions. 

Heated bidding from nine parties ensued at the auction of 34 Nevada Street in Balwyn North, an exceptionally maintained four bedroom home offering both dual street frontage and inclusion in the Balwyn High School zone. On approximately 772 sqm, it presented an outstanding opportunity for subdivision and redevelopment of the block (STCA), selling for $1.65 million. 

Also offering potential to renovate, extend or redevelop in the Balwyn High School zone was the three bedroom brick veneer home at 4 Gardenia Road. On an elevated corner block on the high side of the street, it is unsurprising that the property successfully sold for $1.558 million after competitive bidding from five parties. 

The exceptional indoor/outdoor luxury on offer at 5 Salford Avenue in Balwyn was a major drawcard for potential purchasers throughout the campaign. With four bedrooms and plenty of space, this sublime residence was an absolute must-see for families, boasting a location close to some of Melbourne’s finest private schools, transport and shops. The successful purchaser outbid three other parties to secure the home at $2.25 million. 

Our Maroondah office also had a fantastic day, with Director Reilly Waterfield conducting two heated auctions. The three bedroom home at 11 Alto Avenue in Croydon had four separate bidding parties who were competing to secure the rambling timber property. On a massive 1,496 square metre (approx.) allotment, this hidden gem was just waiting for a new golden era and sold for $755,000. It was a team effort on auction day and both our vendors and the successful purchasers were certainly celebrating that evening! 

In original condition, the property at 15 Bigola Street offered potential purchasers the possibility to renovate, extend or build new (STCA) in a convenient Ringwood location. After five separate bidding parties had exhausted all of their bids, the three bedroom renovator’s delight sold for $621,000. 

After calling six auctions on Saturday, Director Tim Heavyside luckily didn’t lose his voice and was able to call the auction of 2C Gordon Street in Mont Albert successfully. The suburb family home attracted two bidders and sold for $940,000.

Over the weekend, some of the Fletchers team attended the St Patrick’s Day Celebrations at the Jack Hirsch Memorial Yarra Valley Cup. It was a really fun day and those who attended had a lovely time.
