We enjoyed pleasant weather over the weekend, soaking up the afternoon sunshine after a chilly start to the day.

The REIV reported a clearance rate of 71% over the weekend, with 1,248 auctions scheduled. In the month of October, there were about 11,800 residential sales, representing an increase of 8% from the same time last year.

Fletchers network of offices achieved a success rate of 76% over the weekend.

Sitting on an impressive allotment of 730 sq m, 6 Shalimar Crescent went under the hammer on Saturday. The two bedroom brick veneer home features a carpeted living room that enjoys northern sunlight, meals and kitchen area, built in robes in the both bedrooms and a brilliant alfresco deck with pitched roof pergola. Ideal for first home buyers or downsizers, this home attracted five eager bidders. The home sold for an impressive $552,000 after an excellent auction conducted by Albert Hazelden.

In Ashwood, 43 Salisbury Road sold under the hammer. The updated home sits in a fantastic location close to a choice of transport, shops and schools, opposite reserve parkland. The home features a private wrap-around garden, private north facing rear deck, renovated bathroom, sunny eat in kitchen and a separate casual dining room. With scope to further update, redevelop or extend, this home attracted five bidders and sold for $785,000.

Occupying a prime location in Ringwood, 65 Heywood Street is a beautifully presented weatherboard property. The existing home offers three bedrooms, one bathroom and a large formal living area, open plan kitchen, dining and second living area that is warmed by wooden floorboards. There were many prospective purchasers eyeing the development potential of the 836 sq m allotment, that would be suitable for multi-unit development or subdivision (STCA). Auction day saw five bidders hoping to secure the property and keen bidding reached a final sale price of $860,000.

The gracious art deco home at 35 Inverness Way in Balwyn North went to auction over the weekend. The three bedroom home sits on a leafy block of 836 sq m and offered prospective purchasers an ideal base for renovation, extension or to build a family home (STCA). Surrounded by a colourful garden in the prestigious Riverside Estate, the home features three bedrooms, lounge with gas log fireplace, dining and renovated stone kitchen. The property sold under the hammer for $1.7 million.

In Eltham, the three bedroom home at 45 Batman Road proved to be an exciting opportunity. On a generous allotment of 691 sq m, the home offers a brand new stone kitchen, a spacious interior, an elevated covered deck and a deep rear yard. Ready to renovate or move in, prospective purchasers were keen to bid. The home sold for $65,000 over reserve.
