Fletchers Group News Update 17 August

 It was the usual chilly start to the weekend but we enjoyed some much missed sunshine and warmer temperatures over the weekend. It was quiet with only a few auctions scheduled – a welcome rest from the busy weekend last week!

The REIV reported a clearance rate of 77 per cent over the weekend. There were 735 auction scheduled, with 567 of those selling. So far this year there have been over 22,000 auctions held – an increase of 14 per cent from last year.

Fletchers Eastern suburbs network of offices achieved a success rate of 70 per cent over the weekend. Our two offices in the Diamond Valley also had some fantastic results, bringing the clearance rate for the Fletchers Group to 75 per cent.

 
 
 
 

 

 

In Balwyn North, the American colonial-inspired home at 18 Yeneda Street offered an array of superb entertaining spaces inside. Outside, the private landscaped outdoor area includes a solar heated pool, glamorous gazebo and wrap-around patio terrace. On an elevated block with view to the Dandenongs, the owner designed and craftsman built home offered potential purchasers five bedrooms, spacious formal living and dining rooms overlooking the front garden and private side garden with terrace, a generous cook’s kitchen and an additional living room, ideal as an office or even home theatre. Perfectly positioned close to schools, transport and shops there were plenty of interested buyers. Auction day arrived and the crowd gathered to watch the five bidders keen to secure the property. The property reached $200,000 over reserve – selling for $2.6 million.

The neatly presented four bedroom home is brilliantly designed with the central hub kitchen sitting alongside open dining and family room. A covered deck overlooks the level and leafy garden with access to the expansive ovals of Bally Shanassy Park. Zoned for Mount Waverley Secondary College, the home is in a great location, also close to transport and shops. There were six key bidders on auction day, all keen to secure this prize home. Competitive bidding helped the property sell for $1.22 million!

A wonderful surprise awaits the new purchaser­­s of 5 Toni Court in Wantirna. Offering bright, elegantly large spaces and a stylish renovation, the family home is located in a serene and leafy cul-de-sac. The spacious lounge and dining room joins the gleaming granite kitchen and meals area, a generous living room it accompanied by a large sunroom which enjoys view over the north facing garden with paved area and gazebo. On auction day, four bidders fought it out to secure the family home. The property sold for a fantastic result of $980,000.

For our Eltham office, 4 Robert Court in Viewbank was up for auction. The much loved three bedroom family home is located in a quiet cul-de-sac with stunning views to the Dandenong Ranges.  The well presented interior offered potential for renovation, attracting buyers keen to add their own touches to the well constructed residence. At auction the property sold for $750,050.
