16th December 2013 / Jeremy Desmier: Fletchers Group News Update – 17 December

We experienced another super auction weekend in the lead up to Christmas, with the REIV recording 1,274 auctions. We are continuing to see a lot of activity in the market with high numbers attending our open for inspections and auctions.

The REIV recorded a clearance rate of 70% over the weekend, compared to 59% on the same weekend last year. Fletchers had another successful weekend under the hammer, ending the day with a success rate of 88%.

We again saw a high number of bidders at many of the auctions, including an impressive eight parties competing to secure the four bedroom, two bathroom home at 18 Haros Avenue in Nunawading. Another fantastic result for our Whitehorse duo Rob Sheahan and Ben Williams, their vendors and buyers, the property sold for $790,000. Rob had another flourishing week under the hammer with 18 Haros Avenue, 1/68 Shafer Road in Blackburn North and 23 Mint Street in Wantirna giving him his second consecutive hat trick!

Another standout sale was the five bedroom, three bathroom idyllic period home at 369 Warrigal Road in Burwood. The newly-renovated solid brick residence, set over two storeys, offers open plan living with fabulous highlights such as, new stone kitchen, first floor terrace with views and a covered deck at the rear – perfect for entertaining! It's not hard to see why this property was so popular. It attracted six bidders on auction day, pushing the sale price well above reserve to $1,020,500. Needless to say agent Michael Richardson was ecstatic, with happy vendors and happy buyers!

The impressively renovated four bedroom home at 45 Robinlee Avenue in Burwood East was a fantastic sale for Thomas Lo, Tim Heavyside and Steven Zervas from our Canterbury office. Offering rich timber flooring, a family/meals area opening out to an excellent undercover alfresco entertaining deck and an expansive downstairs rumpus room/home theatre, this home is perfect for growing families! Six bidders sought the opportunity to secure the property, which sold for $1,005,000 – a record sale price for the street.

The auction activity didn't stop on Saturday, with two auctions taking place on Sunday, both selling successfully. The exceptional Edwardian family home 7 Rose Street in Box Hill offers three bedrooms and two bathrooms and features tasteful renovations and extensions throughout. A fantastic result for Jeremy Desmier and Thomas Lo, five bidders participated and the property sold for $1.111 million.

The last auction for the weekend was the character filled three bedroom, two bathroom home at 182 Warrigal Road in Camberwell. Offering the potential to renovate or redevelop, the home sold for $757,000, a great way to wrap up the Fletchers auction weekend.

The REIV is expecting only 520 auctions to be called next weekend, the last auction day before the Christmas/New Year break. Keep up-to-date with the latest information with Fletchers live tweets throughout the day.

Enjoy your week!
