16th March 2014 / Ben Williams: Fletchers Group News Update – 17 March

The REIV recorded a clearance rate of 73% over the weekend, compared to 68% on the same weekend last year. Fletchers again performed well across our Eastern suburbs offices with a success rate of 70%, conducting some fantastic auctions with high numbers of bidders and big crowds.

A standout sale for the day was the three bedroom, one bathroom original double-brick Victorian at 67 Hope Street in South Yarra. Set in a fantastic location between the Royal Botanic Gardens and Fawkner Park and offering a fantastic opportunity to renovate (STCA), it is not hard to see why this property was so popular on auction day. Mark Fletcher conducted a fantastic auction which consisted of 9 participating parties bidding in the hopes of securing the property. In a great result for all, the property sold well above reserve for $1.455 million.

The two apartment duplex development at 46 Doncaster Road in Balwyn North provides countless exciting opportunities for the astute investor or developer, with the possibility of creating a luxury new home or a multi-unit development (STCA). The property attracted a great crowd on auction day with four parties bidding, pushing the eventual selling price to $1.36 million.

Ben Williams and Rob Sheahan conducted another successful sale for the three bedroom, one bathroom home at 47 Drummond Street in Blackburn South. Well positioned and set in a beautiful tree lined street, the home offers generous front and rear gardens and a great paved alfresco area. The possibilities for this home are endless! Continuing the trend of large numbers of bidders at auctions, there were 6 parties bidding for the property. On the market for the first time in 50 years, the home sold for $720,000…a wonderful result for the vendors and buyers.

The pristinely presented three bedroom family home at 31 Hendra Grove in Ringwood offers fantastic potential in a highly convenient location. Drawing a great crowd on the day, Reilly Waterfield conducted an energetic auction, which had five participating parties. In a pleasing result for Reilly, co-agent Sam Camilleri, their vendors and buyers, the property sold over reserve for $665,000.
