Fletchers Group News Update – 18 August

August 18th 2014

The REIV recorded a clearance rate of 75% over the weekend, a near match to the 74% recorded for the same time last year. Fletchers again achieved an above industry average clearance, posting a 92% success rate. There were some strong prices achieved, with high numbers of bidders seen at several auctions. This highlights the competitiveness in the current property market.

Nick and Rob Fletcher were extremely pleased with the impressive result for the single-fronted Victorian brick cottage at 141 Mary Street in Richmond. A crowd of over 100 people gathered to witness the auction, conducted by Mark Fletcher – quite a family affair! With an opening bid that was already well above reserve, the result was bound to be impressive! Three bidders competed to secure the property, which sold for $1.24 million!

44 Percy Street in Mitcham attracted a lot of interest throughout the marketing campaign, which culminated in a fantastic auction and great result! A large crowd gathered to see the perfectly positioned three bedroom, two bathroom home go under the hammer. Auctioneer Ben Williams had no trouble finding bidders for this property, with a total of seven parties competing to secure the home. In a pleasing result for all, the home sold for an undisclosed amount, well over reserve.

Offering an easy-care and modern lifestyle, the three bedroom, two bathroom villa unit at 3/2 Garden Street in Ringwood also attracted a lot of attention on auction day. A total of five bidders aimed to secure the property with auctioneer David Taylor declaring the home sold for $581,000.

Todd Lucas and Jeremy Desmier had a fantastic result for the four bedroom, three bathroom family home at 17 Orange Grove in Camberwell. Offering an opportunity to update throughout or perhaps re-build, this was an opportunity not to be missed! Five parties thought the same, taking the eventual selling price above expectation to $1.738 million.
