As we prepared for a chilly day, we were pleasantly surprised as the sun warmed us up in the afternoon, helping to warm the bidders up too!

A clearance rate of 76% was recorded over the weekend, compared to 70% on the same weekend last year. There were 823 auctions reported, adding to the 12,000 auctions held in the year to date. Great results were achieved across our network, with the Eastern suburbs offices achieving a success rate of 87%.

  
 
 
 
 
 
 

An exciting family future awaited the new purchasers of 93 Hodgson Street in Templestowe Lower. Surrounded by leafy park and valley views, the perfectly elevated four bedroom home is set across two levels. A sunny lounge room with open fireplace flows through to the dining room and timber kitchen. The auction got underway with five keen bidders showing they were ready to call this property home. Selling at auction for a fantastic $150,000 over reserve, the home sold for an even $1 million.                        

Fletchers Director and Auctioneer Ben Williams conducted a fantastic auction at 9 Maple Street in Box Hill, with the lovely Autumn weather arriving just in time. The solid brick, Tudor style home has been renovated and extended to offer harmonious space and comfort for a growing family. Situated on a corner allotment of approximately 762 sq m, potential purchasers were welcomed to the home by a wide entry way, polished hardwood floors and two outdoor entertaining areas. Within walking distance to shops, schools and transport, it is the perfect family location. Seven bidders competed against each other to secure the property, withthe winning bid seeing the property sell for $1.725 million – $425,000 over reserve. Congratulations to Team Williams in achieving a great result for both vendor and purchaser!

The period Californian Bungalow at 6 Monash Street in Box Hill South charmed plenty of buyers with its end-to-end restoration and extension. The five bedroom home is surrounded by manicured gardens, a wide front verandah and views to the Dandenong ranges. A unique mural by renowned artist Jon Campbell has been hand painted in the living and meals area that features bi-fold doors that open to an impressive deck and remote awning. Located close to shops, schools and parks, this home is well positioned for the modern family. Eight bidders fought to secure 6 Monash Street which reached well over reserve, selling for $1.731 million. Fletchers agent Michael Richardson was extremely please with sale, as it achieved a new record price for Box Hill South. A fitting way to celebrate your birthday…Happy Birthday Michael!

In Kew, 50 Grandview Terrace also went under the hammer on Saturday. Set privately behind a high fence, the 1920’s character filled residence is surrounded by peaceful gardens. Offering three bedrooms, the charming home offered potential purchasers great opportunity for renovation, extension or the site for a new home. Centrally located in Kew, the home had five keen bidders on auction day and sold for a great result of $1.61 million!

Auctioneer Mark Fletcher had a great weekend, calling the auctions for 10 Bernborough Avenue in Balwyn and 6 Emmy Court in Burwood. , A luxurious five bedroom residence, 10 Bernborough Avenue is ideally located in the Balwyn High School Zone. The home offers parquetry floorboards, outstanding entertaining spaces including a covered north alfresco area and a substantial casearstone kitchen. Buyers were enticed by its impeccable finished interiors and exteriors that are set over two levels. An opening bid of $2.6 million saw the auction slowly get underway, with auctioneer Mark encouraging some apprehensive bidders. The property was on the market and sold for $3.03 million!

Saturday afternoon cleared to lovely sunshine, perfect for the auction of 6 Emmy Court in Burwood. The block of land, at just over 300 sq m is located in a peaceful, family oriented locale.

Four young families were fiercely competitive as Mark Fletcher got the auction underway. The home eventually sold for $745,000 – $95,000 over reserve. The vendors were overwhelmed with the result and pleased that after 12 years, the block of land will finally have a dream new home built on it.

Fletchers Manningham agent Traci Stella spoke at the Ideas Exchange on Friday, a fantastic event bringing  the brightest ideas in real estate in 2015. Traci presented ‘Five Secrets to Hyperlocal Sucess’, an important topic that focused on how to become a leader in your area, as well as enhancing personal brand. Coming up on Wednesday, 20 May is the 3rd annual Fletchers Auctioneer competition.
