It certainly was a fantastic day out at opens and auctions on the weekend, with the sun making an appearance to brighten things up!

The REIV recorded a clearance rate of 57 per cent on the weekend, up from 53 per cent in the same weekend last year. There was certainly a lot more properties being auctioned after the long weekend; however the auction market continues to reflect the conservative position of buyers and sellers.

A mix of homes sold under the hammer, with multiple bidders participating, from the Tuscan-inspired 6 Fremont Close Bulleen and tri-level luxury of 4 Glyndon Road, Camberwell to the renovated townhouse at 3/7 Hawthorn Grove, Hawthorn and the beautifully presented Art Deco apartment at 4/8 Denmark Hill Road, Hawthorn East. A decent crowd gathered at the auction of 14 Robert Street, Balwyn North with auctioneer Tim Fletcher conducting the relatively slow-going proceedings. Three bidders participated before the property passed in as the sun was getting ready to call it a day. Agent Jason Salan noted that post auction interest in the Art Deco home was at $1.3 million, with plenty interest from developers due to the premium location.

Fletchers Gold Coast South recorded a terrific auction result, selling 3 Flaminia Street, Currumbin Waters under the hammer for $450,000 after a successful four week marketing campaign. They also recently sold 8 Jasper Court, Currumbin Waters under the hammer for $565,000. Buyers and sellers in both cases were extremely happy. Agents Robbie and Laura Robinson (yes, they are married!) noted that these results are exceptionally encouraging for the southern Gold Coast area. As Robbie said, "despite the market, it just goes to show…if you do it right, great results can still be achieved!"

There are certainly a considerable number of buyers in the market, as Hawthorn agent Steven Lowry observed with the formal launch of 18 Aberdeen Street, Hawthorn East on the weekend. The beautiful Edwardian family home hit the internet late Thursday night, with e-mail enquiries coming through before the next morning! The vendor presented the property very tastefully and was very well received, with many families coming through who were looking to buy in this incredibly convenient location: close to many prestigious schools and in walking distance to Rivoli Cinema, dining on Camberwell Road and the Burke Road shopping strip.
