Fletchers Group News Update – 19 November

It certainly felt like Spring had finally sprung this weekend, with the gorgeous sun providing optimal conditions for BBQ’s, sport and of course, auctions!

The REIV recorded a clearance rate of 71% on the weekend, compared to 59% on the same weekend last year. Just over 1,000 auctions were reported, maintaining the high volume seen in recent weeks. Fletchers were thrilled to achieve a success rate of 81% for the second consecutive week across our Eastern suburbs offices, and 78% for our entire network.

There were a number of fantastic results on Saturday, including that achieved at 17 Eram Road in Box Hill North. The charm of this delightfully renovated and maintained three bedroom home attracted three bidders on the day; the eventual sale price of $660,000 was an impressive $70,000 above the vendor’s reserve. 

The classic family home at 13 Trentwood Avenue, Balwyn North offered fantastic potential to further renovate or redevelop (STCA) in the Balwyn High School zone. Four bidding parties could see the possibilities for the future and the first class lifestyle on offer, pushing the sale price to $991,000. 

A massive crowd was in attendance at the auction of 19 Halley Avenue in Camberwell, a beautifully maintained 1970’s four bedroom home. Whilst the original home was immaculately cared for and perfectly presented, the property also served as a potential new home site or unit redevelopment (STCA). Agent Graeme Keogh certainly marketed the home well throughout the campaign, with auctioneer Mark Fletcher conducting an engaging auction which involved five bidders and an incredible final result of $1.519 million. 

A great location and a quality home are the perfect combination, which was undoubtedly the case for the neat and well maintained two bedroom villa unit at 2/9 Louise Avenue, Mont Albert. A knockout bid of $580,000 did not buy the delightful home, surprising both the auctioneer David Taylor and the large crowd. A total of seven bidders competed to secure property, pushing the sale price well above reserve, knocked down at $685,000. 

The renovated, 1920’s style timber home at 93 Middlesex Road in Surrey Hills offered an excellent opportunity for a family to secure a property zoned for several premier schools. It was an excellent result of $1.509 million for agent and auctioneer Tim Heavyside, who sold four out of five properties on the weekend!
