April 20th 2016

It was a rather grey Saturday of auctions, but a little sunshine brought the bidders out.

The REIV reported a clearance rate of 74% over the weekend, with 761 auctions scheduled and 559 of those selling under the hammer.

Secure and central, 3/14 Rugby Road in Hughesdale was the perfect opportunity for first home buyer or astute investors.  The ground floor apartment is privately positioned at the rear of the block and offers two spacious and light filled bedrooms, open plan living and dining and a private courtyard.  There were two eager bidders on auction day that helped the property reach final sale price of $455,000.

Offering a high profile position and dual driveway, 1 Shafer Road in Blackburn North offered fantastic opportunity to develop or renovate (STCA). The current original double fronted brick veneer home feature generous sized rooms with high ceilings, three bedrooms and polished timber floors. A north facing backyard offered off street parking, accessible from Middleborough Road. There were six competitive bidders that helped this home reach an eventual sale price of $1.075 million.

In Doncaster East, the two bedroom weatherboard home at 1/5 Maude Avenue has been renovated and is ready for first home buyers, singles and downsizers. Those wishing to downsize can enjoy the low maintenance setting and convenience of an alfresco deck ideal for entertaining. The home also features Scandinavian style timber floorboards and a stylish new kitchen. Perfectly positioned close to shops, transport and schools, this home had three interested bidders.  The home was sold for $645,000.

In Balwyn North, the modern townhouse at 5 St Bridgets Rise went under the hammer. Set in quiet Koonung trail surrounds, the three bedroom home offers a functional and family friendly floorplan. A spacious living room flows to a well equipped kitchen, whilst an open plan family/meals area leads to a paved out door alfresco area. This very liveable home attracted the attention of four bidders on auction day. The home reached a final sale price of $1.13 million.

Sitting behind a high brick wall, 55 Albion Road in Box Hill is a delightful retreat. The double fronted Victorian residence features a pretty garden and an inviting verandah that leads to the honeyed Baltic pine floorboards, attractive timber panelling, lounge with open fireplace and a separate dining also with open fireplace. Four bedrooms feature double wardrobes and a timber kitchen features stainless steel appliances. A north facing alfresco area is enhanced by the secure and level garden. It was sold on auction day for $1.6 million.
