Fletchers Group News Update – 20 February

On the first big auction weekend of 2013, a clearance rate of 71 per cent was recorded, compared to 64 per cent on the same weekend last year. 

Fletchers had some standout results, with Director and Auctioneer, Tim Heavyside, noting that the market for those priced right is “hot”, with high numbers in attendance at opens and auctions.

Speaking of hot, the temperature on Saturday resulted in sweltering conditions – however this did not deter buyers (although it did contribute to some sweaty auctioneers)! Fletchers Whitehorse Director, Robert Sheahan, conducted an auction at 98 Purches Street in Vermont, which had been owned by the same family for over forty years. The property sold for $46,000 over reserve, and the purchasers were thrilled to secure the opportunity to build a new era of memories in the double fronted, three bedroom home. 

Shade was a sought after commodity at the auction of 13 Kevin Court in Donvale, where close to 80 people watched a great auction by James Bateman, in very hot conditions. From a live opening bid of $450,000 the price climbed quickly to the reserve of $495,000 and continued to climb until two bidders were left to battle it out in $500 rises. The comfortable family home eventually sold for $565,000 under the hammer – the vendors were elated with the price achieved and the purchaser was thrilled to have secured the property. 

The impressively renovated, three bedroom home at 1/31 Kerr Street in Blackburn attracted six bidders on auction day. The fresh, modern lifestyle on offer had plenty of appeal for young families, professionals and young-at-heart downsizers and the property sold under the hammer for $556,000 – above the reserve of $530,000. 

The day ended on a high with the massive price attained for the impressive, two storey home at 7 Page Avenue in Kew East. On the market at $1.13 million, five bidders competed until an eventual selling price of $1.34 million was reached. Auctioneer Tim Heavyside commented that “it feels like the market is about to rise”.
