Fletchers Group News Update 20 February

February 20th 2017

Although Saturday and Sunday’s weather wasn’t ideal, with clouds and scattered rain, the weekend wasn’t without success for Melbourne’s property market. Auction numbers are continuing to rise, with 870 auctions reportedly taking place over the weekend, 684 of which resulted in a sale. Victoria achieved a 79% clearance rate—another great result!

The charming Victorian residence at 51 Windsor Crescent, Mont Albert is within a tree lined area, only a short walk from transport and shops, and has easy access to Box Hill, sporting facilities and schools. The home was built in 1890 and features a north facing family room, beautiful rear garden and large double garage. Appealing to those wanting to enhance, extend (STCA) or simply enjoy as is, the home sold for $1.717 million on auction day.

Home owners of the brand new four bedroom, two bathroom home at 13 Sandgate Avenue, Croydon will enjoy leafy views of Lipscombe Park while having Yarra Valley Grammar, Luther College, cafes and supermarkets only a short walk away. The residence is well suited to families, with the spacious rooms including a chef’s kitchen, alfresco area connecting to the double garage, and an open plan living. The superb home successfully sold under the hammer for $975,000.

1489 Burke Road, Kew East is positioned at a high-profile corner block with spectacular views of the Yarra Parklands, mountains and the city skyline, with Koonung Trail, Hays Paddock and golf courses all close by. Currently on the 793 sq m approx. piece of land is a two storey, clinker brick home, offering homeowners an opportunity to rebuild (STCA). The desirable residence sold at auction for $1.8 million.

The vintage, three bedroom home at 99 Karingal Drive, Briar Hill features a large garden, light filled interior, a balcony, veggie beds, a 1,867 sq m approx. block and a separate two room studio. Perfect for families who like to entertain, the residence offers two spacious living areas, an alfresco dining area and an in ground pool. With comfortable living already on offer as well as opportunities to update or renovate if desired, it’s no surprise the home sold at auction for $941,000.

Get ready for next weekend, buyers, with just under 1,400 homes expected to go under the hammer!
