The REIV recorded a clearance rate of 58 per cent on the weekend, with Fletchers achieving just over 60 per cent. The chilly, wet Melbourne weather did not deter genuine buyers who are still seeing value in the current market, seizing the opportunity to secure quality properties.

Four bidders certainly saw the value in 197A Springfield Road in Blackburn North, competing to secure the private, two bedroom rear villa unit. The conveniently located home on its own title eventually sold well above reserve, for $519,000.

8 Lloyd Street, Balwyn North presented a fantastic opportunity as a new luxury home site in the Balwyn High School zone, attracting five bidders. The opportunity to design and build the perfect lifestyle proved extremely desirable, with the hammer knocking the property down at $920,000 – an impressive $60,000 above the vendor's reserve.

There certainly have been some outstanding results as above; however the question often asked of agents is "how is the market going?" Fletchers Director, Jeremy Desmier gave his thoughts on the market since school holidays for James Market News:

"New listings have been strong in July and August and, whilst less was advertised during the school holiday break, new listing enquiry remained active and many August/September (pre AFL Grand Final) auction campaigns were being planned and prepared during this time. Thus far, buyer demand and confidence appears to be matching the increased stock levels, which is a pleasing trend that we hope to see continue through the spring market. September is looking like quite a busy month ahead, and a sure measure of this, with many September campaigns just starting, is the weight of The Weekly Review, which is over 180 pages this week, significantly larger than a few weeks ago."

Fletchers are certainly looking forward to a busy spring period and continuing on a positive trajectory for the remainder of the year!
