Fletchers Group News Update – 21 July

July 21st 2014

The winter weather certainly isn’t deterring buyers, with Fletchers experiencing large crowds at open for inspections and multiple bidders at auctions.

The REIV recorded a clearance rate of 74% over the weekend, compared to 68% on the same weekend last year. Fletchers had a fantastic day under the hammer, selling all properties scheduled for auction to achieve a 100% success rate.

A standout sale for the day was the two bedroom, one bathroom 1950’s treasure at 15 Werder Street in Box Hill North. A crowd of approximately 200 people gathered to witness the auction of this home, which was very popular throughout the marketing campaign. Auctioneer Tim Heavyside fielded bids from an impressive 10 parties who pushed the selling price well above reserve. After a competitive auction, the home sold for $950,000.

Jo Parker and Sam Camilleri had ecstatic vendors after the auction at 3 Edith Street in Heathmont. The three bedroom, one bathroom home offers the potential to renovate, extend or rebuild and was certainly one not to be missed. Five bidders competed to secure the property and auctioneer Reilly Waterfield declared it sold for $640,000, a fantastic result for all.

It was an emotional day for the vendors of 5 Begonia Court in Blackburn North, who purchased the home 51 years ago. Fully renovated throughout the three bedroom, two bathroom home has been lovingly cared for throughout the years and exudes alluring ambience. Six parties bid in the hopes of being able to call this home their own, with auctioneer Ben Williams declaring the property sold for $920,000.
