Fletchers Group News Update – 21 March

The heatwave was gone on the weekend and it turned out to be a particularly soggy Saturday…weather wise at least! 

The REIV recorded a clearance rate of 70 per cent, compared to 58 per cent on the same weekend last year. Fletchers performed slightly above the average, achieving a success rate of 73 per cent, with a number of bidders participating at auctions throughout the day. The REIV expects around 1,210 auctions to be called this upcoming Saturday, which is likely to be the 5th biggest weekend on record.

An impressive 9 bidders competed for the opportunity to own the superb single level home at 28 Combarton Street in Box Hill. Auctioneer Tim Heavyside knocked the property down at $601,000 – $31,000 above the reserve. 

The stately, four bedroom plus study home at 3 Morlborough Court in Doncaster East attracted a lot of interest throughout the marketing campaign, culminating in spirited bidding on auction day. Jason Salan conducted an impressive auction, fielding bids from five parties until the property was sold under the hammer, above reserve for an undisclosed amount. 

The completely original, 1960’s home at 76 Vicki Street in Forest Hill offered sweeping potential first floor views and attracted six bidders on auction day. Ready for renovation (STCA), the home is located in a quiet, well-regarded street and is close to schools, buses and Forest Hills Chase. Energetic auctioneer, Michael Richardson, declared the property sold at $548,000 – a pleasing $58,000 above reserve. 

A standout result on the weekend was the auction of 21 Fortuna Avenue in Balwyn North. The two storey, Art Deco home offered four bedrooms and multiple living areas, with an opportunity to renovate, extend or build new (STCA). Elevated with uninterrupted city views, the home was well located within the Balwyn High School zone. The vendors were suitably impressed with all the fantastic work done throughout the campaign by ‘Team Heavyside’ and ‘Team Salan’, not to mention the great result of nearly $200,000 over reserve!

Last Thursday night at the Real Estate Institute of Australia (REIA) Awards for Excellence in Canberra, Tim Heavyside won the Australian Residential Salesperson of the Year Award for the second time in three years. Last weekend the Laburnum Primary School Fair was a hit despite the wet weather and a strong sense of community spirit could be felt! This weekend we hope for better weather as Balwyn Primary School hosts a ‘Carnival of Colours’. With amusement rides, live entertainment, stalls galore plus food and drink, it’s fun for all the family.
