We sweltered through record temperatures over the weekend, however there were plenty of keen buyers who were still out hoping to secure an early Christmas present at auction.

For the final weekend of auctions for 2015, Fletchers achieved a success rate of 65%. In the year to date we have achieved a success rate of 78%, above the state percentage of 74%. It has been an impressive year and the team at Fletchers are looking forward to a bigger and better 2016!

The REIV reported a clearance rate of 70 per cent over the weekend; 642 auctions were reported and 451 of those were sold. Reflecting on a record breaking year, there have been 44,000 auctions held in 2015. There have been over 116,000 property transactions and the median house price has surpassed $700,000. We are looking forward to the next auction weekend for 2016, which will be held in late January after everyone has had a well-deserved break.

In Glen Iris, the traditional English style home at 89 High Street went under the hammer on Saturday. Retaining original features, the four bedroom plus study home showcases leadlight windows, a fireplace, decorative cornices, original timber joinery and a bow window. Spacious family and dining areas adjoin a stylishly modernised kitchen. The townhouse is the front in a group of only three and attracted five eager bidders, selling for $1.175 million.

In Balwyn North, number 1 and 3 of 6 Rangeview Road were sold, with both villas offering exciting potential for downsizers or first home buyers. Number one features its own private driveway and large lounge, dining room and studio at the rear. Number three enjoys the rear position on the block, with two bedrooms, lounge, dining and long east facing courtyard. Offering an ideal location, the villa units are close to schools, shops and transport. Number one went to auction first and had an impressive eight interested bidders. This unit sold for $826,000. Number two also sold for well over reserve, for $803,000.

In Balwyn, 6 Para Street offers excellent potential as a new home site (STCA) in a convenient location close to transport, a range of schools and parkland. The existing three bedroom home is in original condition and features a formal lounge, kitchen, breakfast room and separate sunroom. The auction of this home had two keen bidders that helped the property reach a final sale price of $1.575 million.
