Fletchers Group News Update – 22 May

It started off as a wet, miserable day in Melbourne but thankfully the weather cleared up in time for some fantastic auction results!

The REIV recorded an auction clearance rate on the weekend of 62 percent, with several Fletchers auctions attracting large crowds and multiple bidders.

It was a particularly successful day for Fletchers in Kew East, with two excellent sales over $1 million. 38 Westbrook Street was a definite highlight, selling under the hammer for $1.805 million with three bidders in competition. With approximately 100 people in attendance, Brett Greig conducted his first sell under the hammer with aplomb, doing a magnificent job of keeping the auction going with no breaks.

In complete contrast, 4 Hamilton Street passed in at $1.2 million with approximately 25 people watching. Two groups that were there with interest were approached after auction, with one coming forward at $1.3 million. After negotiations, Brett and auctioneer Jeremy Tyrrell managed to sell the home for $1.33 million to a lovely couple about to give birth to their second child! It certainly is a beautiful home to bring up a young family.

Over at 28 Connell Street, Hawthorn a well-timed break in the weather allowed the auction to be conducted in the street. With two bidders and after a short ‘half time’ break, the property sold for an undisclosed amount. Both vendor and purchaser were happy with the result, and auctioneer Jeremy Tyrrell noted that there was a good portion of buyers in the crowd, but as the price elevated it was a two-buyer showdown!

Fletchers Eltham conducted a successful auction at 118 Bradleys Lane, Warrandyte – an outstanding property that generated plenty of editorial interest throughout the campaign, selling under the hammer on the weekend in front of a crowd of around 100 people. With three bidders in the mix, the property was on the market at $1.34 million and was bought soon after for an undisclosed amount. As Chris Chapman described, the property is a “riverside paradise”.
