23rd June 2014 / Jeremy Desmier: Fletchers Group News Update – 23 June

The REIV recorded a clearance rate of 72% on the weekend, compared to 69% on the same weekend last year. They report that the average clearance rate so far this year is 71%, although some parts of Melbourne have experienced stronger demand.

With its own street frontage to Prospect Hill Road, versatile floorplan and renovations throughout, it's not hard to see why 2/68 Wattle Valley Road in Canterbury was so popular throughout its marketing campaign. Auctioneer Jason Salan fielded bids from four competing parties who were hoping to secure the two bedroom, one bathroom unit ideally located close to schools, shops and transport. Only one bidder could be successful and the property sold for $605,000, a great result for managing agents Brooke Warwick and Jason, their vendors and they buyers.

The potential offered by the superb vacant allotment at 18 Belford Road in Kew was not missed, with a great crowd and multiple bidders seen on auction day. The 681 sqm allotment offered opportunity for buyers to build their dream home, or developers to build a multi-unit site (STCA), close to shops, parks, schools and transport. Five bidders sought to take hold of this unique opportunity and the land sold under the hammer for $1.1 million.

The renovated and extended family home at 21 Nott Street in Balwyn was another highlight sale for Jeremy Desmier and Tim Heavyside. The stylish and sophisticated home is filled with natural light and features an elegant lounge and dining, open-plan family room, meals area and a large covered alfresco entertaining area. A great crowd gathered to witness the auction, which attracted four bidders who pushed the eventual selling price to $1.675 million.

The two storey home at 106 Dalton Street generated a great deal of interest throughout its marketing campaign and with everything this property has to offer, it's not hard to see why! Featuring three robed bedrooms, two bathrooms downstairs rumpus room and an elevated deck with shade awning and located close to schools, this home is perfect for families. Agent Brett Greig received many great offers for this property, resulting in it being sold before its scheduled auction date.
