Fletchers Group News Update – 24 April 2013

The REIV recorded a clearance rate of 67 per cent on the weekend, compared with 54 per cent on the same weekend last year. 

Fletchers success rate was equivalent with that reported by the REIV, with numerous bidders turning out for the majority of auctions. Six out of the nine properties sold under the hammer, many well above reserve.

A standout sale for the day was the inviting three bedroom townhouse at 1/7 Montrose Street. Situated in a fantastic Surrey Hills location just seconds from Union Road cafes, trains and trams, this property attracted over 230 groups throughout its marketing campaign. With a crowd of over 200 people on auction day, fast bidding from seven participants ensued and the property was declared sold by auctioneer James Bateman just minutes after the auction commenced – at an impressive $120,000 over reserve!

The charming, renovated two bedroom weatherboard home at 35 Asquith Street, Box Hill South boasted a stunning mix of character and contemporary appeal, offering potential buyers classic charm with modern convenience. This combination proved appealing and four bidders competed to snatch up this amazing home which sold for $622,000 – $45,000 above reserve!

In another great result for Tim Heavyside, two bidders battled to obtain the meticulously built and thoughtfully designed property at 5 Alwyn Court, Mitcham. This near new three bedroom town residence in a quiet cul-de-sac eventually sold for $715,000 – pleasing both vendors and purchasers.

An impressive crowd of over 150 gathered for the auction of 13 Winmalee Road, Balwyn. The exquisite four bedroom residence located in the Balwyn High School zone was passed in at $2.210 million. Further negotiations at the property with the highest bidder resulted in a later offer of $2.25 million. Although the French Provincial home didn’t sell on the day, Tim Heavyside and Thomas Lo are sure it will be scooped up in no time!
