We enjoyed close to perfect weather over the weekend – not too hot and not too cold! The sunshine was welcome and certainly made a change from the grey skies we have been used to.

The REIV reported a clearance rate of 74% over the weekend. There were 757 auctions scheduled, 557 of those properties selling. There are over 4,000 auctions expected to be held this month and with close to 1,000 taking place next weekend, we are set for another 'Super Saturday'. This will be the first time there have been over 4,000 auctions taking place in August!

Fletchers Eastern suburbs offices achieved a 73% success rate over the weekend, a consistent result as we head into spring!

In Blackburn South, 2 Berl Court went under the hammer on the weekend. The five bedroom home offers a fabulous family sized floorplan with open living spaces. An expansive and modernised kitchen/family area is the centre of family activity, whilst an undercover paved alfresco area is perfect for entertaining. Buyers were attracted to its spacious, functional and flowing floorplan that meant that the home would suit the needs of a variety of lifestyles. Auction day saw four keen bidders hoping to secure the property. Bidding reached $200,000 over reserve, with the property selling for the fantastic result of $1.35 million.

Refreshingly warm and enticing, 38 Bentley Street in Surrey Hills is located in a prized family locale close to transports and schools. The existing character-filled weatherboard residence boasts period features as well as modern living zones, polished floorboards and light filled lounge. A covered deck at the rear of the property provides the ideal place to relax with family and friends. Three robed bedrooms, modern kitchen with stainless steel appliance and open plan living and dining all charmed prospective purchasers. On auction day there were five bidders keen to purchase. Bidding amongst the five was competitive and the property eventually sold for $1.43 million!

In Ashburton, the renovated residence at 7 Sun Rise offered potential purchasers exquisite style in a blue chip location. The home located in an exclusive cul-de-sac bordering Warner Reserve features four bedrooms – two with views of the CBD, vaulted ceilings, timber floating floors and a fireplace. The sophisticated living and entertaining areas include an informal living area, striking kitchen with stainless steel appliances and a slate paved alfresco area in a maintenance free backyard. Attracting a range of buyers, the property achieved a fantastic result at auction!

Located in a prestigious Blackburn Lake Locale, 28 Naughton Grove in Blackburn is the quintessential family haven. Surrounded by nature, this warm and welcoming family home offers four bedrooms and outstanding living and dining areas. Catering to a growing family, the spacious living areas include formal dining, lounge with gas log fire place and kitchen/family/meals area that is of generous proportions. A north facing deck at the rear of the property provides a private and peaceful living/dining space that is surrounded by nature. It was a quiet auction with just two bidders competing for the property. The property continued over reserve by $220,000, reaching a sales price of $1.37 million. A great result for all involved!
