Fletchers Group News Update – 24 July

July 23rd 2013

It was a very wet and cold Saturday, but the rain didn’t stop the crowds from gathering to partake in the fantastic action we saw at the auctions over the weekend.

The REIV recorded a clearance rate of 70 per cent over the weekend, compared to 59 per cent on the same weekend last year. Fletchers performed slightly above industry average achieving a 71 per cent clearance, selling five of the seven properties scheduled for auction.

Located in a quiet, attractive street the neat and tidy timber period home at 10 Monash Street in Box Hill South was a fantastic sale for Canterbury agents Mark Fletcher and James Bateman. Comprising of three bedrooms, formal lounge with gas fire, and one bathroom this home is immediately comfortable to move in or rent out and also offers the opportunity to renovate, extend or re-develop. There were seven bidders for the property whose determination pushed the eventual selling price to $885,000, an impressive $155,000 over reserve.

The two bedroom single level villa unit at 2/16 Kent Road in Surrey Hills was another remarkable sale for agent Tim Heavyside. Located in the English Counties Estate, the fully renovated unit has an abundance of attractive qualities including polished floorboards, gourmet kitchen and a large alfresco entertaining zone. Competitive bidding by six people saw the reserve price exceeded by $92,000, with the property selling for $692,000.

Located on a corner position opposite parklands, the three bedroom home at 21 Andrew Street in Mount Waverley offers comfortable living in a great locale. With spacious living areas and a large private backyard and situated close to schools, shops and transport, this home offers comfortable living with potential to modernise, or re-develop. This property was another to have a large number of prospective buyers, with five bidders competing on the day. The property sold for $945,000 an exceptional result for agent Maurie Walters.
