The weather cleared up to a sunny and warm Saturday – ready for a busy day of auctions.
There were 1,053 auctions reported over the weekend, with 809 sold at auction. The REIV recorded a clearance rate of 77%, a positive increase from the 72% that was recorded on the same weekend last year. The Eastern suburbs are showing above average clearance rates, achieving 80% over the weekend.
Fletchers offices across the eastern suburbs achieved results at auction that were consistent with this strength shown in the market, recording an 88% clearance rate.
In Box Hill North, 49 Mersey Street went under the hammer on Saturday. The spacious single level family oasis provides an abundance of living space. The four bedroom home offers Tasmanian Oak flooring, covered alfresco dining area and extendable awning. The auction saw nine eager bidders competing for this home, which eventually sold for $1.4 million, well over reserve.
Fletchers Director Tim Heavyside conducted a lively auction at 1/39 Dorking Road in Box Hill, with large crowds gathered to watch the proceedings. Perfectly positioned just moments from Box Hill’s shopping precinct and transport, the single level unit offered buyers two bedrooms, spacious lounge, dining, a leafy front garden and north facing deck. There were four keen bidders, which helped the property to achieve a sale price of $640,000!
Michael Richardson had an excellent day under the hammer, selling four out of four of the properties he was calling auctions for. His highlight sale of the day was for the property at 29 Somers Street in Burwood, which attracted six bidders and sold for $1.27 million.
On a beautifully landscaped block near Vermont Secondary College and Bellbird Dell, 18 Trinian Street in Vermont offered buyers a single level residence in a magnificent location. The contemporary three bedroom home features gleaming hardwood floors, Caesarstone bench tops and a brilliant entertaining deck. This sophisticated home caught the interest of plenty of potential buyers, with a total of six bidders competing for the property. Reaching $190,000 over reserve, 18 Trinian Street sold for an impressive $940,000!
Fletchers Diamond Valley office also achieved a great result with the sale of 66 View Hill Crescent in Eltham. A fantastic crowd was in attendance and with five bidders competing, the lovely home sold well above our vendor’s reserve for $1.11 million.

It was a fabulous day on Saturday for the Laburnum Primary School Fete. Thousands in the community enjoyed a fun day in the sunshine and big congratulations are due to all of the tireless people who made the event so special. On Sunday, Fletchers agents Michael Richardson and Todd Lucas joined close to 30,000 people in Melbourne’s CBD to take part in the Run for the Kids. Certainly a fantastic cause to support, Victorians raised an impressive $2 million! Michael was thrilled to complete the 15.5km course in 66 minutes, an exceptional effort and an improvement on last year’s time!
