The REIV reported a clearance rate of 66% over the weekend, with 1,147 auctions scheduled and 762 of those selling. The coming weekend is set to be one of the highest on record, with around 1,750 auctions scheduled.

Offering perfect parkland views, 62 Rochester Road in Balwyn went under the hammer. Many purchasers were eyeing the potential of the approximately 584 sq m block with existing four bedroom home. The block provides a fantastic opportunity to design and build a dream home (STCA) and the location is ideal for every member of the family with a range of schools, shops and parkland just moments away. Auction day saw a large crowd gather, enjoying the complimentary coffee and multiple bidders hoping to secure the once in a lifetime opportunity. The bidding reached an eventual sale price of $1.881 million, an excellent result.

In Doncaster East, 3/10 Roger Street went to auction. Nestled at the rear of only three, the home delivers on space and functionality. A sunfilled living room flows to a gourmet kitchen with stainless steel appliances, while the adjoining dining area features French doors that open to a paved courtyard, creating a tranquil and inviting space to entertain. This first class residence attracted seven bidders and was sold for $933,000.

At the opposite end of Roger Street, the double storey four bedroom at Number 33 has a commanding street presence sitting on the high side of the hill. A thoughtful family floorplan with an entertainer's edge features a gourmet kitchen, expansive family room and a meals area that flows to the substantial merbau deck, perfect for enjoying summer entertaining. On auction day three were three competitive bidders that helped push the sale price $45,000 over reserve. It was sold for $995,000!

In Kew, the spacious single level home at 1/89 Sackville Street went under the hammer. Offering plenty of potential, the three bedroom home in original condition features lounge/dining alongside a kitchen and outdoor paved entertaining area. In pristine condition, this home had three bidders hoping to purchase and the auction was successful, with the home selling for an impressive $1.21 million.

In Malvern East, 15 Prior Road achieved a great sale price at auction on Saturday. The clinker brick, three bedroom home sits on an allotment of 604 sq m and is ready for extension, renovation or redevelopment. Sitting in a family friendly location, close to shops and schools it is waiting for a new family. The home was sold under the hammer for $1.2 million.

It is a busy weekend in many of our local communities, with lots of great events on for the whole family to enjoy. On Friday 27 November, Great Ryrie Primary School will be holding a Twilight Market. Commencing from 6pm, there will be over 35 stalls, sausage sizzle, drinks, cake and more. Entry is only $2 and includes a glass of champagne or orange juice.

There is also the Mont Albert Primary School Christmas Fair on Saturday 28 November. There will be rides, farmers market, auction food and fireworks. Head down there from 12pm.

On Sunday, 29 November there will be Christmas Craft market held at Canterbury Primary School. On from 10am, there will be a great range of handcrafted gifts and homemade produce on offer as well as raffle prizes and sausage sizzle. There will also be the opportunity to write a letter to Santa and express post it to the north pole!
