After a fantastic night at the 2012 REIV Awards for Excellence, it was back into the swing of things with a busy day of auctions and opens on Saturday.

Strong results were recorded on a growing number of auctions, with a 63 per cent clearance rate recorded by the REIV, compared to 53 per cent on the same weekend last year. The upcoming weekend will be an even bigger test for the market, with around 1,200 auctions expected. Fletchers recorded a clearance rate of just over 70 per cent, which is certainly a pleasing result!

Sixteen auctions were scheduled in Balwyn North on the weekend, which included ten Fletchers properties. We sold seven on the day, with multiple bidders competing at each successful auction.

261 Belmore Road proved particularly popular, attracting five bidders who recognized the address as a prime Belmore Road redevelopment or luxury new home site (STCA) on 710 sqm approximately – it sold for $847,000. 65 Woodville Street also saw three bidders get involved for the opportunity to build in a prime residential area, selling for $450,000.

Development sites were not the only auction highlights from Balwyn North! The two storey Art Deco home at 48 The Boulevard sold for $1.82 million, a fantastic price for the luxuriously appointed property located in the beautiful Riverside Estate.

A highlight of the day was the auction of 3/16 Seymour Grove in Camberwell, which garnered spirited bidding from seven participants! A big crowd spilled out onto Seymour Grove, enjoying an energetic auction conducted by James Bateman. The beautifully presented town residence was eventually sold to a young couple purchasing their first home, for $625,000.

Fletchers Whitehorse achieved another outstanding result on the weekend, selling 5 Donald Street, Blackburn South for $635,000. The delightful three bedroom villa unit attracted over 100 buyer inspections throughout the campaign, culminating in five bidders on auction day. Both buyer and seller couldn't be happier!

Fletchers Eltham also recently secured an excellent result, selling 21 Leach Street in Briar Hill for $565,000 after just five days on the market. Advertised at $450,000 – $510,000 during the campaign, it was yet another example of Senior Associate Chris Chapman's terrific negotiation skills!
