Fletchers Group News Update 25 May

Our coats stayed on a little longer than normal on Saturday as we struggled to warm up. The welcome sunshine helped and after a few auctions, we were well and truly warmed up.

The Fletchers Eastern Suburbs offices had over 30 auctions scheduled for the weekend and achieved a fantastic clearance rate of 87%.

Over the weekend, our agents achieved great results in Surrey Hills. The two properties up for auctions easily reached over the reserve. An excellent opportunity for renovators, 1/33 Kennealy Street is the front of only two units on the block. The three bedroom unit is ready for a fresh new start and offers the new purchasers a flowing floorplan of living and dining, kitchen, family room with under floor heating, a private courtyard and a large garage/workshop. Conveniently positioned in a highly sought after locale, this unit is close to schools, shops and transport. It easily caught the attention of families, downsizers and investors seeking a fresh start. Auction day saw an overwhelming seven bidders, all eager to secure the property. Eventually reaching $160,000 over reserve, the unit sold for $960,000!

Another fantastic sale in Surrey Hills was that of 15 Chestnut Street in Surrey Hills by Fletchers Director Tim Heavyside. An outstanding Californian Bungalow located in a lush green street, the five bedroom home with self contained cottage is ideally located within walking distance to a range of amenities. The home has been beautifully extended to create a sublime retreat. The new purchasers can enjoy the attractive polished floorboards, lofty ceilings and pretty bay window, as well as the streamlined open plan living/meals area that extends to the large covered deck and sun soaked garden with sparkling swimming pool.  It was a chilly start to the auction with bidders still rugged up, but it quickly warmed up as five eager bidders competed for this property. Both vendors and purchasers were overwhelmed with an eventual sale price of $1.993 million!


In Ashwood, we achieved an excellent result with the sale of 10 Katta Court. Perfectly positioned in a quiet court on a north-facing allotment, this block is located close to schools, shops and parkland. The family home features restored Baltic pine flooring throughout, a formal living area, large family bathroom, country style kitchen and a generous timber deck with pergola.  This home also offers an upstairs teen retreat with two bedrooms and a large rumpus room. There is the scope for further renovation or extension to further perfect this already generous family accommodation. The auction had six bidders, all hoping to secure the property. The competition saw the eventual sale price reach $1.195 million!

The welcoming warmth of 39 Sutton Street in Balwyn North attracted plenty of interest throughout its campaign. The three bedroom home has been perfectly maintained, at the hands of the same family for many years. The rendered brick home features a split level floorplan with comfortable living room, large dining area, and well equipped kitchen that leads out to a protected, north facing alfresco living terrace. A tiered rear garden features fruit trees and vegetables. There is also the potential to modernise the home or extend utilising the elevated block. This home is ideally located within the Balwyn High School Zone, close to transport and shops.  An exciting auction saw five parties bidding competitively to secure the property, which sold for an amazing $2.55 million!

In Burwood East, auction day saw six bidders hoping to secure 10 Aston Court. The well positioned, four bedroom home offers potential purchasers exceptional possibility for extension or renovation (STCA). The well maintained home is abundant in natural light, featuring a timber kitchen/meals area, polished floorboards, undercover alfresco area, as well as fruit trees and a vegetable garden at the rear, with access to Burwood Reserve. At auction, the bids quickly exceeded the expectations of the vendors, with an eventual sale price of $1.202 million, $402,000 over reserve!

Our Diamond Valley office also had a busy weekend with four successful sales from four auctions.  Fletchers Agent Prue Wittison achieved an impressive result at 118 Thompson Crescent in Research. With the inviting three bedroom family home selling for $646,000 – $86,000 over reserve!
